Nothing. the sales price is the sales price. The $6,000.00 appraisal over sales price is meaningless. Equity is the value of the home minus the outstanding mortgage. When the house was sold for $224,000.00, that amount became the value, not the appraisal amount. |

If a house can't sell at the appraised price, it is worthless to the seller. Buying it may be a bargain in the present but it is the future you should be more worried about. Can you sell it at a profit later on?
Also, if the CITY agrees with the appraised price often known as the "assessment," then you will be paying taxes on a $230,000 dwelling not $224,000. This means more property tax! |

Probably nothing. Usually real estate agents use appraisers who will provide an appraisal high enough to close the sale. All it means is that you will get the loan based on the appraisal- not that the property is really worth it.
Go to the assessors office with houses that seem similar and see what they are appraised for. Beware- there is a lot of real estate fraud- and the bubble is starting to burst. Don't get taken. |

A property that appraised for more than the selling price helps because there is an extra six thousand dollars of equity in the property as soon as it closes. It could possible reduce the down payment required but thats not a plus in reality (if you cannot afford the down payment you should be looking at cheaper propertys). When it comes time to sell at a later date thats more money left when the mortgage is paid off. |

It means that they lender could consider them to already have $6000.00 in equity in the property. So if they wanted to stay under 80% LTV they would only have to put down $40,000 instead of 46,000. But alot of lenders will just ignore the higher appraisal and have it for the purchase amount, figuring that is a true price/ value. So in that case it doesn't mean that much unless you can get someone to write you a check for the higher amount. However, if it is say a family deal then the lender would use the higher value and call the 6000.00, gift equity. |

For the buyer it means that he (she) can go forward with the deal. If the appraisal had come in low, then the buyer would probably have a problem getting the financing. The appraisal is just an opinion of the value of he house. It has no effect on the assessment, which is what property taxes are based on. |

Appraisals are nothing but educated guesses. It means the buyer is probably not overpaying for the property. It also means the lender will not come back to the buyer and reduce the maximum loan amount. |
