If a rented property floods, is that just the landlords problem?
I've found a nice place to live but it floods (not too bad) a little each spring. If i rent it and it's damaged by floods, is that my problem or can i just move out and leave the landlord to sort it?

it isn't only the landlord's problem.instead i will rather say it is half landlords palaba and on the other hand the tenant's prabs. why b/cos when you live in an uncondusive environment you would not enjoy your stay there, but when no matter how bad it is you put a little support by contributing to it's up bringing,not only will you enjoy your staying there but you will also be proud of your self.

Damage to the dwelling is the landlord's problem, but if any of your possessions are damaged, that will be your problem.

You should check as to whether the Landlord is actually able to get any insurance on this property.
This will tell you if you can obtain Tenant's Contents Cover. You must have some personal possessions, which would cost money to replace.
What's so special about this place? Rent somewhere else.

The landlord needs to provide you as safe place to live. If the flood damaged the home in a way that made it uninhabitable, the landlord would need to fix the damage. You could not get out of the lease unless the property was uninhabitable.

The landlord is in no way responsible for your personal belongings. You would have to seek out a separate flood policy through the National Flood Insurance Program http://www.fema.gov/business/nfip/ to cover your belongings. Normal renter’s and homeowner’s policies do not cover flood damage.

As everyone has already said it is the Landlords problem but the question you really should be asking yourself is do you want to live in a place that is going to be damp for months at a time. Also you never said why it floods is the water going to contain sewage? If it is going to flood regularly you are not going to get insurance on you personnel property, and you car insurance will also go up in that postcode.
It may sound like a good deal to you now but come spring I think that you will be hating the idea

Not sure what your question is- the landlord's insurance should cover any structural damage, damage to the carpets, etc. or mold caused by flooding. You should have renter's insurance to cover your personal property because the landlord's insurance will not pay for that, especially if you have knowledge of the problem before you move in. Personally I wouldn't take the place, you say it's not bad but I wouldn't put up with it.

In most cases, that is the landlord's problem. If it isn't something you caused and it is because of the property, then it's on the owner.

It usually is the landlords problem and they have 24 hours from the time you notify them to clean up wany water damage.
