I live in Michigan where house values are at an all time low. You can buy a house that 6 years ago was 200,000 for about 140,000 now. I don't have the time for a house and have been living in an apartment for the past 6 years. All residents pay their own gas and electricity so the increase can't be because of that. Every year its gone up about 4%. Shouldn't it be going down? |

Supply and demand, a crashing housing market is a booming rental market.
People are loosing their homes in mass right now and they are all looking for rentals! Landlords can inflate rent because the demand is there. |

House values may have dropped, but unless your landlord sells the property, he is still paying the same amount for his mortgage. All his other costs are going up.
The rent is based in part on what similar apartments are renting for, and in part on all his costs. If a whole buch of people come in and buy those devalued properties, then figured out the rent to cover their costs, then those units would have cheaper rent. That means the market price would come down. The other rents would go down or the remaining landlords would have to sell. |

Maybe a lot of people are losing their homes and moving into the appts. Have you considered buying a townhouse or condo? You should be able to get one inexpensively now with all the foreclosures and never have to worry about your rent going up again. |

those folks who lost there homes are moving into apts and so there is a tight squeeze -- your manager chances are would like to see you move so they can jack the rent up even more!!! |

I haven't heard of it going down...I've only heard of house prices and that of basically everything else going up. |

Because of those people who can not afford to buy a home or have been foreclosed on need a place to live now...making it a landlords market. Also..in case you haven't noticed...everything has gone up. Gas, Oil, Electric, Water, Sewage, Trash, Cable...and especially taxes. |

No, the costs of ownership keep going up. Taxes are higher in most locales. Insurance is higher.
As long as the increases don't exceed the CPI by much, they are reasonable. |
