Additional Details There was foundation repair done in 04 but it was just to reinforce the walls, i had a plumber/carpenter give and estimate and he said it was who ever put up the reinforcement beams did not properly install them and cracked the flooring, thus the flood!

There are 2 ways it could go, you will be the most likely one paying but there are ways that no one has put down yet. If you have a clause in the contract you signed when buying the house that says ANYTHING about you being able to get funded for repairs for the house so far in from buying the house. Not much people do it, but if they do then they usually put it down for 10 years. If you dont have that clause then you could try to take it to court and see what the judge says about it and argue that the house you bought was bought with the intention that it wasnt a default. BUT first, look over your contract and make sure it doesnt say somewhere something like this " Not at fault for any damages to the house one may find after purchase. Buyer has inspected house his/herself." something like that. Hoped it helped some. |

You do. Part of your responsibility when purchasing a home is to have it inspected by a contractor or building inspector to ensure that you're not buying a house that needs serious repairs. |

Was it inspected by your inspector prior to purchase? If so, what did he say about the foundation. If you didn't have it inspected, was this a condition prior to your purchase? If so, can you prove the sellers knew about it and didn't disclose it? If it just happened and no one knew about it prior to the purchase, you pay. Sorry. Otherwise, you may have recourse against the inspector or the prior owner. |

i would say you unless you were given some sort of written guarantee when you bought the house which is most unlikely as it is up the purchaser to have a building inspection done on the property before purchasing it. your insurance company should be able to help give them a call. first i would call the real estate agent you bought the property from and talk to them.the laws on where you live may be different so do some ringing around to government departments before you do anything. |

You have to pay for all repairs when you own a place.
Any repairs done back in 04 would be out of warranty and there for not liable.
It is also to long after the sale for the sellers to be held accountable. Did you get a home inspection before closing? This is why it is important to do that. |
