Read your Tenancy Agreement, it may require you to divulge this info to your landlord. Even if it doesn't, it's prudent to do so, because if s/he finds out they might feel let down, and they will be far more sympathetic if you are upfront.

I'm looking to rent without telling my landlord if possible unless he asks for professionals. You're not legally bound to tell your landlord, all they care about at the end of the day is getting their money on time & that's proabably why they don't like HB.
Just apply & they don't need to fill in forms. If he finds out & is angry just be honest & say I'm sorry i was in a bad situation & didn't know what to do & I'm not legally bound to tell you.

It is based on income produced the income you have coming in can be offset by the government ie social security and a poll tax rebate

i think housing benefit may only pay up to a certain amount - not sure what that is, but you cant go and rent a mansion or anything, housing benefit wont pay above the odds. Other than that I cant see any problems with renting privately

You'll obviously have to contact your local dss dept, then inform your LL.
It can take weeks, but in my experience, it only took about 5 weeks,, and they backdated the claim, they usually pay the LL direct, and they usually pay in arrears too.

Local authorities have a ceiling on the amount of housing benefit they will pay for a particular property, they will take into account any money you have coming in the number of people in your household.

Once the local authority have agreed to pay you housing benefit they must pay at least 70% of your rent within 6 weeks providing you have provided them with the information they ask you to provide them with e.g bank statements, birth certificates, marriage certificate etc. Once you have provided the information they require they must pay within 6 weeks. It is not your fault if Housing Benefit do not have the staff to process claims

it all depends on how fast you hand over all the infomation thay need from you, thay give you 4 weeks to do so, obviously the sooner you take it in the sooner your clam gets sorted, also it would depend on how busy your local council is,most landlords know this and most are ok with waiting for the back payment ive had a claim up and running with in 3 weeks..

It takes housing benifit about 8 weeks to get any money to you......

You would have to have a word with your landlord or letting agency, because they would have to fill out the forms.........

Also unless you have back up money they will have to go without money for a couple of months, it really is a slow process

The money does not go through yourself it is payed directly to your lanlord and they are not insured if you come off benefit they can throw you out straight away. Many landlords avoid it because of the clauses there are on them. I would not go through the paper try and use a property letter like rieds rain or something as then they deal with landlords and things on your behalf and then they have to stick to rules as they will probably make you do.
