Yes you need to know where both you and the landlord stand. Even if you don't sign a contract certain obligations arise in law and it is better that you know that you are aware when entering the lease what to expect. You don't want to be in a position where you could be thrown out without notice. You need things like condition reports on entering and leaving so a landlord can't accuse you of damage you didn't cause.

Different countries and different states have different laws on rentals so you would need to check with your appropriate government department as to your rights and obligations.

There are rules about size of rental bonds, who holds them and how it is determined how those are returned after the lease is over. You will need to determine amount of notice to be given and under what conditions a lease cam be broken by either party.

There is no law that says a landlord must use a written contract but to cover yourself ask for one. Even in a month to month rental something should be in writting. If the landlord says he does not use one ask him if you could write up something. It does not have to be anything "legal" just something signed by both of you that spells out the rental amount, when rent is due, if there is to be a late fee, the length of the rental such as month to month, 6 months, 1 year, whatever, what utilities each of you will pay, if you can have pets, how many people will live in the unit, who will pay for repairs, who will do yardwork, etc.
Go thru the unit before you move in and note any problems, damages, etc and have the landlord sign a copy which you will keep with the lease.
Make sure you ALWAYS get receipts for your rent and deposit.
You want to cover yourself even if the landlord isn't worried about covering himself.

Well I rent from a private landlord and yes I signed a proper contract-it not only protects me and gives me rights but also does the same for the landlord,you both know where you stand and what is expected from each other.

Yes you should sign a contract. People think that not having a contract is good..............once the landlord has accepted a payment for rent, he has made a contract, even if nothing is signed.

The contract is usually to protect them not you. But it is always best to have a contract....even if its hand written and signed by both parties.

As far as "Is it your right" sorry the Bill of Rights does not cover this. It is not a "right" that you have a contract it is just smart.

depends, if you dont sign a contract you can move out when you want. If you do they can sue you or throw you out for breaking rules. If you dont , you can play dumb if you do something. so its like this yes and no

Also the landlord is obliged by law to place your deposit with a deposit-holding company. If not you run the risk that when you leave they may not be able to pay you back.
