If i wanted to get into real estate but have no money how can i go about purchasing a home?
i always see those programs on tv. or there are goverment help to help those who want the know how on how to start a business with out starting out with funds.

do you have any suggestions on where to start off with getting answer to this query. like a good site that i can benefit from?

or is that old saying hold true that it just take money to make money? and it has to be your own money

Hi Ramona! we did just that on 2007. here's what happened I love to look at houses and properties so i just came accross this one condo in a city nearby which was i thought in a really good price. I convinced my husband to go see it and we used our tax return $5000.00 to get it. A year later we own 2 condos of those and two duplexes and a multi. We attended a (don't laugh) Donald Trump class, actually a couple of them and another one given by the real estate association in our home state (Maine) and those really gave us helpfull tips and great oportunities for networking. My husband is now friends with 4 such entrepreneurs whom he met in those classes. I also dragged my sister into it and she now owns a 6 unit appartment building, she's not even a US citizen or resident, she lives in our home country and has a property managing company do everything for her, collect rents, pay bills etc.

In our case Maine turned out to be a great place to do this because the prices of homes are not so high and tipically the money from the rents will cover the mortgage payments. We could NOT have done this in California for instance, where the rent would only cover maybe a third of the mortgage payment.

With the way homes are losing value, banks are going to be very stingy on loaning money to buy a house to someone with no money down. If you have good credit, banks will deal with you. There are a lot of foreclosures everywhere (I assume you live in USA), Call a real estate office, and tell them you are looking for foreclosures, with some equity, and see what they have to offer.

Mona have you tried one of the make money things you can find on the interent......i do these and it does make you money!! you just need to research the project a little before you decide to try it!!! Then all the money you make from it put it all into a seperate account as savings for a house!!! I does work if your disciplined and put a few hours into it a day!!! x

It is called creative financing. You will need to talk to a realtor to find out if there are any homes out there being sold that the owner is willing to finance the new buyer. Also, you will need to be an expert at crunching numbers, and should no a fair amount about home renovation, and I am not talking about what you see on TV. I am talking about real hand's on experience. I would recommend starting out doing more research. You can never have too much knowledge. While you are doing this research, work. While you are working, save. By the time you have the confidence to purchase real estate, you will have a decent down payment. It is not the easiest business to work though. You have to be prepared to literally lose everything you own. You will be putting a lot on the line if you are using mostly financed money. Which is called leveraging. Well, do you research, and have fun, but be careful.

To have a home to use you might consider using a welfare check to buy in a low priced area. To start a business in real estate you need a good cash flow situation to begin the business as it takes a large amount of money.
