You are supposed to claim the rental income from the space, yet you could claim the expenses associated with that space such as pro-rated taxes, utilities, depreciation. This is what you are supposed to do. |

You must first clear it with the local City Engineers to see if you can rent the room. They give you requirements the room must meet in order for you to rent it,then you may have to have them come and inspect the room. You may have to pay a special permit tax once. You also have to make sure the area you live in is Zoned for the type of business going in the room. You declare the rent at the end of the year on your taxes and if you lose money in renting you can get credit and not have to pay taxes. |

You declare the income and deduct the expense associated with that space only.
Be aware many areas have zoning ordinances against businesses be run in a residential area. So if the business will generate excessive traffic etc. someone may turn you in for the violation.
You will need to make sure you carry an abundant amount of liability insurance in such instances that would generate people coming into YOUR home for business purposes even though it is not your business.
You will want to run this by your home owner insurance carrier as this might get you a denial if you should ever have to file a claim for damages or harm to others. |

The business tenant is liable for business related taxes. You would be iable for income tax, since income from rent counts as taxable income.
Make sure it is YOUR house, since if you are a tenant sub-letting may be contrary to the terms of your tenancy (it usually is), and using the premises for business purposes is usually contrary to the terms of tenancy where the landlord is the local council or housing association. |

business tax? no such thing! Your rental income would be liable for income tax declarable on your tax return. You should invoice the renting company on a VAT zero rated basis to avoid registering for VAT.

Actually, this is a zoning issue. Is your residence in a zone that permits business locale? Will this business be rented space to a relative, or opened to the public?
A personal business can be run from a residential zoned property as long as the income is below your states determined eligibility factor.
If you are renting this room to a random, non-relative individual then you will have to increase your home owners insurance to cover mishap and get the proper zoning through your county courthouse. Also, you will have to post it to the neighborhood and have a large percentage of *good will signatures.*
If you are WORKING the business to whom you are renting the room, then it becomes a pseudo employment, such as Avon or Mary Kay and it does require higher tax bracket for income tax.
All in all I would say this is not the best idea, if you want to do it legally.
