If one paid rent on June 1, but stayed for the entire month of June responsible for paying that months rent?
One party claims that they do not have to pay the rent because they paid in full on June 1st, yet they stayed the entire month of June and into July. My question is. Are they still responsible for paying the rent for the entire month of June in which they stayed. They claim that the rent paid on June 1st was for the month of june and not for staying the month of May.

go back and check how many months they stayed and how many payments you got. Usually if you pay on the fist of the month its for that month. I pay my rent on the 3rd, so if I was to pay June 3rd, the payment is for june, not may.

Rent is typically paid in advance. So if they paid on June 1, such would be considered for the month of june tenancy. If they paid May rent on June 1, then they still owe you rent for June tenancy. Regards...

Rent is due on the first of the month. If the tenant stayed past the first of the month then the tenant owes more rent.

Did they not pay on May 1 for the month of May? If not, then the check they paid on June 1 is for May's rent. They are a month behind and could be legally evicted depending on what the lease says.

Each state is different. Check your state regulations.

normally in renting property, you are paying a month in advance
meaning that the June 1st payment was for the month of June not may.

What kind of agreement is this? People usually pay rent on the 1st for the upcoming month, not for the month that has just passed. Check the receipts. If there are no receipts, there's probably no recourse.

Assuming they paid in the 1st for the upcoming month, if they stayed beyond the end of June, they should have to pay the prorated portion of July's rent. For example, if they stayed until July 7th, they should pay a quarter of the month's rent for July.

They should pay but if they said that they paid in advance then you should check to see if this is true.

If the rent they paid on June 1 was for May, then they are resposible for rent for the month of June, and possibly a portion of the month of July depending on how long they stayed.

Rent is not like a mortgage. Mortgage payments are for the prior month, rent is for the current month.

If you pay rent on June 1, you are paid up to the end of June. If they owe back rent then the situation is different.

If they stay into July and did not give you notice (if it states they have to on their lease agreement) they have to pay you for July as well, even if they only stay a few days. Arguably if the house is rentable as soon as they leave they can ask that they only pay a prorated amount based on the days they stayed.
