Yes, try to find someone to take over the lease. The landlord wants to make sure that he has tenants for the time he agreed to let you rent it from him.

Sounds fair, right

Wrong Answer
it depends on the state your in and it's laws. Typically yes unless they rent that unit out before your lease is up then you should only be responsible for the rent during the gap period.

Yes!

Found that out a couple years ago, when we bought our house. Our landlord wouldn't let us out of our lease 1 month early, and we got stuck paying for part it. Crappy, cause he could have let us out, lucky he found a tenant within a 2 weeks after we left. Or we would have had to pay it all. Landlord cannot collect rent twice.

it depends on what it says in your lease. Most places (mine included) charge to the end of the lease or until the unit is rented

Tif
yep, that's the purpose of a lease

yes, also they are responsible for cleaning, fee's court cost fee's and the judge could hold up the remaining balance of the contract/lease.

Yes, unless there is a sublet clause in the contract that allows you to rent it to someone else who will assume the lease.

Talk to your landlord. I have an apartment and my agreement with my tenant is that if they will pay for an ad in the paper, I will find a new tenant. I would want to find my own person anyway. Good luck!
