If you haven’t bought the house yet then it’s negotiable as to who pays or how it is shared. And part of that is how good a deal you are getting on the house and what the market is like in your area. Either one of you (buyer or seller) might be better off eating the damage rather waiting for the next buyer or wait to find another acceptable house.

If you already bought the house – did you have it inspected? Might call the inspector and get their take on the matter. Was the damage readily apparent? How extensive is the damage? Is it reasonable that the seller knew or should have known of the condition and failed to disclose it?

As you see there is no straight answer to your question. Talk to your agent/broker, your inspector, a contractor or 2 and make a rational decision on how to proceed.

i think that before you buy a house you should ask a professional to inspect the house before you close the contract, because when you buy a house "you get what you see"

Ummmm...The seller of course..unless the buyer is an idiot. This has to be disclosed when the house is put up for sale, and even if you get rid of the termites before the house hits the market, it still has to be disclosed as prior termite damage. Otherwise you WILL be sued.

the seller pays. you usually don't have to pay up front, many companies will treat it and have the cost come out at closing.

Seller pays for the inspection first and then if there are termites - they pay for the exterminator - they might also be required to set up an escrow account in case the extermination does not work
