maby. some states tie and.or bond the couples credit together, or come even withe the house owner and buy it personaly(no realiter), but you have to figure out if your going to use calateral to make the payments low or try some other leverage

Yes, but you cant use your credit, and his income. You would only qualify with YOUR income. But, depending on your husbands credit, it may not be as hard to repair as you think, it just depends on what your timeline is.

as long as you can afford it by yourself. If you include his credit you can include his income. If you go it alone you wouldn't be able to do so. Someone please correct me if I'm wrong on this.

Great post! I completely understand your question. Money is hard for a lot of people right now since the enconomy is going down. My friend told me about this website of an organization that gives people up to $1500 towards their rent or mortgage. It's available in most areas, so I think you should check it out.

Wow, that's a loaded question.

If your income supports it. Your income to debt load, including the new house payment must be in line. Your credit should be decent, although FHA is not credit driven per se.

The easy answer is YES, with a whole lot of "But's"......

It's easy to find out and its FREE.

Call a mortgage company and have them pre-approve you. Why wonder, they'll tell you yes or no, and if no, you will be armed with the information you need to fix what ever challenges you may have.

Sorry, it will never work.
The credit bureaus check BOTH of your credit ratings when buying a home.
Maybe you could get divorced, buy the house on your own then get married again.

Usually a home loan will be given in one persons name.

Yes, you could apply for a mortgage in your name only. This may mean that your husband's name may not be able to be on the deed though, I am unsure.

Keep in mind, if you apply for a mortgage under your name only the creditor will only take your income into consideration. This may limits your options.

Also, many lenders, because of the "sub-prime lending fallout" are requiring:

A) You have bullet proof credit
B) You have 20% of the purchase price as a down payment
C) What you pay for your house may be no more than 3 times your annual income.

most banks will ask your husband to be the co-signee of the mortgage when buying the house. because your husband will be provided as a security, just in case you fail to fiance the house yourself.
