afosa_ragazza | If, when I move into a rental property, I pay a months rent in advance and a months rent for the deposit...? |
does that mean that if I move out in October, I stop paying rent in September or should I get two months rent as my deposit when I leave? |
|

Landlord
|
The deposit is not rent, you get that after you leave.
If you are moving in Oct you pay rent for Sept and Oct.
You receive the deposit after you move out, you should not be owed any rent.
If you paid "first, last, and a deposit" then you would not pay rent for the month you leave.
Either way, do not forget to give the landlord a 30 day notice, or you may owe rent for after you move out as well. |

the months rent in advance is to the first months rent
and you would pay each months rent say on the first of each month.
The months rent as deposit is held by th elanlord and usually returned when you are moving out or just after.
The landlord holds this cover against any damage/missing items from the flat.
Always rent from a proper landlord and check them out carefully.

It really depends on if that month rent was called "last month rent" or just rent. If you paid first, last and deposit, then your last month is already paid and you should get back your deposit. if you just paid rent and deposit, then that was your first months rent not your last.
The wording here is VERY important. |

no honey you pay each month you live there so if your moving out say end of september you still have to pay for that month then you get you months rent back when you leave. Sometimes landlords let you have a rent free last month using your deposit, but not always. |

you pay each months rent in advance. the deposit, or bond as it is sometimes known, is nothing to do with your rent and should be treated seperatly. You will get this back once the property has been inspected and landlord agrees has been left in a good condition. |

When you take on a tenancy, You will be asked to pay a bond which could be anything up to £500 or whatever a Landlord may fix. This should be a refundable amount as long as premises are left as you found them when you take the tenancy on. You will be told what the rent will be a month and then will have to decide if you can get a cheaper but equivalent deal in other premises in the area. Shop around, but if somewhere is highly recommended then I would take up the offer. Watch out for the rogue landlord too |

say for example you are moving in on 15 november.
When you sign your paperwork and hand over monies, usually at least 10 days before, you will pay your 1 month deposit and 1 months rent, the rent you have just paid will cover 15 november - 14 dec as you pay rent in advance.
Your next rent will be due 15 december which will cover the 15 december - 14 jan and so on for the future months.
When you move out, in october, you will pay rent 15 sep and this will cover you until 14 oct when you will need to move out.
If you wanted to move out at the end of oct, you would have to speak to your agent to see if they would be happy with a half months rent just to cover the time in you are in the property (again, this would be paid on the 15 oct in advance) but this is not normally allowed as you normally start with a set contract for example 6 months or a year. landlords like to stick to the contract. some are easy going so its worth asking.
Then when you move out you will your 1 months deposit money back subject to any alterations for damage etc. |

You pay in advance 2 weeks the other 4 weeks is bond.... You can either tell them you want to live out your remainder of the time with your bond money or just get it back....If it is through the rental bond board than it takes time to get your money back around 4 weeks but if it is privately it is easier...More or less you only live out the month advance and if everything is alright with the property you get your money back! |
