If you are a real estate agent you should "save" them and kill the frickin' rat. Be the hero, as they are most likely screaming (I would be!). Then reassure them that this is a lucky break, they now know that rats are in the neighborhood and you will find them a rat free home else where.
If you are selling this yourself, you are just plain out of luck. There is no way to recover from this. Most people (self included) have a deep fear/discust for rats and would never be able to live there. |

I can't laugh off a rat, sorry. A rat dragging a trap means that whoever is responsible for this property knows there are rats so:
If you are a realtor forget about selling this house to these people and pray they do not talk to anyone else about it. Offer to show them another property that is not infested with bugs, rats, or mice. I would then contact the owner or listing realtor and tell them they need an exterminator, and that you will not show this house until the exterminator has eliminated the problem. You want repeat business and this won't get it.
If you own the house do not show the house "deal" until you get an exterminator in.
Check where and how the rats are getting in and eliminate the possibility of any more getting in.
That is pretty much the only way to make sure it doesn't happen again. |

I don't know about anyone else, but rats are a deal breaker for me and a potential new home. There is no way to laugh it off. Apologize to them for wasting their time, and call an exterminator. |

You aren't going to be able to "laugh" something like that off. Call an exterminator, get some glue traps, get a good mouse cat, and get this problem under control before showing the house again. You may also have to do some patching and cleaning up in the attic, and in any infestation areas to remove the evidence and odor.
I would NOT suggest you use rat poison, as they usually go off and die in the walls and smell for months if not years. |

Why do you have rats? Why are they coming into your house? Is it common in the area? That's terrible. I feel bad for the poor rat. They are quite intelligent. I would have done what I could to help the rat. I would apologize to the lookers and ask to be excused so I could bring the rat to a vet. That is the right thing to do. |
