the bank finances the house and land it sits on.

The mortgage covers the furnishings if that is how the house is listed. Furnished house means everything comes with it for the one price.

-are purchased seperately
- house is bought on a long term MORTGAGE
-contents are bought with something like 5yr or 10yr LOAN
Bank can put two together for payment and acess reasons but they are different
REMEMBER ESSENTIAL
Get INSURANCE
(1) for House otherwise in hurricane, flood even just an ordinary storm you could lose every-thing and still owe the bank thousands in mortagage
(2) Contents is more optional but in case of a storm rain damge etc could find you having to start from scratch with no furniture
Look out for contents insurance that has motor cover etc so that if the motor in your fridge /washing machine etc just stops you can buy a new one; also glass cover covers ACCIDENTAL breakage of glass
When you are over 50yrs age you can get Contents cover that covers lost things like a bag, and contents, out-side the house.
When over 50 yrs age combine car, contents, house plus lots of little extras for low cost,at some over 50yrs old company like APIA, Pensioners Insurance etc.

I believe if the bank qualifies house and furniture for financing it will all be in your mortgage.

Read the fine print. Usually inclusions like furniture are covered by the mortgage, but there will be a seperate form at settlement. The seller needs to pay tax on personal property sold. Their problem, not yours. But it all depends on what you sign.

in most cases the furniture is included in the total cost of the house
i would think twice before i pay separately for 'used' furniture

they can finance the furniture, anything to screw you over in the end, make sure you get at least three proposals from three different sources, and let each one of them they are competing for your loan
