Have a Realtor do a comparative market analysis, which will show what similar houses are listed for and have sold for.
Pricing is very important. If you price too high, people won't look at your house. If you price high and adjust downward, buyers will wonder if something is wrong with it.
This is a tough market. Your home has to be market ready (which it sounds like you are working on) and you have to market the home effectively. |

A good agent that knows your local market can do a market analysis for you, and advise you on how to price your home given the market in your are and your particular needs for selling your home. They can also advise you on things to do to make your home show well which will help it sell faster and for a higher price. When you get offers they can advise you and help you negotiate. |

go to zillow.com it will give you an estimate. also a realator can tell you what it's worth, you wont loose money, but right now the market is bad,,,,,,,,you could try and sell now if you dont get what you want then wait and sell late in the year. |

Check their comparables. Check the MLS listings in your area. You should be able to find this by googling MLS and your city. Find a house similar to yours. See what they're asking for it. Go to a few open houses in your area. Check out the competition.
Or...once you have made all the fixes. Have a real estate agent give you a free home appraisal. Tell them you're thinking of selling you're home. They will be more than happy to look at your house and give you an idea of what you can sell it for. Of course they want you to list your house with them so be prepared for their sales pitch. After that you decide whether to let them sell it or go on your own. |
