most of the time, you get evicted because you've already broken the lease. in a few cases, you get evicted because the lease is otherwise dead already [foreclosed, or condemned by health department, etc.]

Yes. If you are getting evicted you have not paid rent or something you have done to the property. Don't be a pain in the A** and simply just move out.

if you get evicted, then that means you did something to break the lease, thus giving the landlord the right to evict you as said in most leases

Yes, if you're evicted, you've most likely have chosen to violate some part of the rental agreement (non-payment, conduct, etc.).

What is debateable is how much of the vacancy rent you are responsible for. In many states, a landlord is responsible to make a good faith effort to re-rent the unit. Your landlord shouldn't be able to evict you and then charge you for the remainder of your lease. However, check your rental agreement.

Of course, if you're evicted, lease break fees should be the least of your worries.

If you get evicted, then your lease is no longer valid because for some reason (i.e. you didn't pay the rent or whatever you got evicted for) you didn't hold up your part of the agreement.

If you get evicted for whatever valid reason, you are given certain period of time to find a new location to move on to. The landowner cannot does not have the right to move you whenever it has decided to.
