If they do not pay rent to you then they are considered trespassers. You can call the police to have them removed.
If they pay rent to you then you are considered a landlord regardless of whether there is a written agreement. You have to give them written notice to vacate. In most states in the US the required notice is 30 days. If they haven't left by the time the notice period has expired then you have to file a lawsuit for eviction.

This may depend on the State Laws. If your name is on the lease you may be able to get a Trespass order from the Police. They would have to vacate immediately. Another option is going to Legal Aid and work with them about a document that would tell them to be out by 6/1 or be evicted
by the trespass order. |

Um...I'm pretty sure they have to leave. If you are the only one on the lease then you are the only one who says what goes and your landlord. It's their fault for not having anything in writing. You gave them at least a 30 day notice. Thats nice enough. You did your part now they need to leave! Good luck! |

You can just take their stuff and throw it out, they have no rights to live there due to them being on a lease. But if you want to be nicer about it i would talk to the landlord and tell them you allowed them to stay for a few months and now you want them out and they refused to do so and ask him/her for help in getting them out. and if she refuses to do so on june 2 if they are still here call the cops and tell them that they are living there unwantingly and you want them out and show the police officer a copy of the lease to show them they have no right living there.Also if you have a verbal agreement of rent this means you have a verbal contract of living there month to month not a year, you need to give a month notice of them having to leave and it sounds like you did that so they need to go or you can press tresspassing charges on them and the cops will take care of the rest. |

Technically you can be evicted for having people live with you if they are not on the lease. Most places just dont care. Overall if they are not on the lease they have no legal right to be there if you dont want them to. Call the cops |

it depends if you want to keep your friendship with them... most states have laws about that, and most apartments have laws prohibiting people not on the lease from staying in their complexes as well. you can report them to your landlord secretly, but you may be held responsible for breaking your own lease agreement. I would say you should tell them that their presence there is too much of a burden on you, and you would like them to move out for whatever reasons you can find. There is no easy solution for this, but keep in mind that these people may take it very personally. check with the police if your situation gets out of hand and you have no more answers. some states may also have protections against undue evictions, so you're best off checking with your landlord. |

Look at the lease you have with your landlord first. What does it say under subleasing? Standard lease often does not allow subleasing or even limit the stay of your guest to let's say, like 1 month unless permitted by landlord. If you're allowed legally to have subtenants, then, check with your state department that deals with landlord tenant law and see what the requirements are for canceling the oral lease. Once you give proper written notice, (could be several) then, you can take it to the court, you may have to prove that they were actually your sub tenants (for example you need to show your bank statement showing deposit every month to prove they were paying you monthly). However, all of these cost money and it's time consuming. If you're sure you have rights to evict them, you may also find so-called eviction lawyer. They would do everything for you for a couple hundred dollar per case. If your roommates were paying you separately, that will be 2 cases. Good luck. |

Are you renting this property from someone else? If so I would imagine that you signed a contract.
Before you take any further action you should go back and look at it to make sure that it doesn't say anything about not allowing anyone not on contract to live there. If it does you have really put yourself in an awkward situation because any kind of legal action you try to take to evict these people would expose the fact that they have been living there in breach of the contract and you will end up getting into trouble as well.
If there is nothing like that in your contract then you have nothing to worry about. Its your place, you have the contract so you make the rules. Legally they don't have a foot to stand on. Give them notice, and if they don't get out by the specified time, change your locks. |

it depends on what state you live in, but if you are the lease holder, they may not have any rights at all. However, if you are in Texas they may have a verbal contract from you to provide housing for a specified amount of money. Verbal contracts are enforceable in Texas up to a certin amount. Your local district attorneys office can probly supply you with good information. |

Call the police or take them to court- The first would be easier since there are no appointments to make- and as long as you have paperwork showing that the place is in your name- you shoulnt have any problem. |
