Would you allow a couple to rent a place from you, if they was to tell you something like "Ah, me & my girlfriend has a baby together & then she has a little one of her own before she met me, & I do people's lawn & she works at a fast food restaurant for part-time & get paid every two weeks & I get paid whenever these people can pay me. If I don't have the money to pay you the rent, then I'll just give it to you whenever I can. Because see, me & my girlfriend just starting out. She's 19 & I'm 30 years old. But we'd be happy to stay in that house you got there for rent."? The Land Lord paid thousands of dollars getting that house built or acquiring it. People shouldn't be allowed to live there free of cost. They can live something else cheaper. |

Sounds lie to me that you do not have to screen them. They have told you what their situation is. They make little money part time, amd have no savings.In the event of financial emergency they will be either paying rent late or not at all. Just on the basis of the financial situation, I would not rent to them. You are assuming alot of risk and the chances of them actually fulfilling the lease is slim if none. Simply tell them that they must have income requirements and unless your rent is only $150.00 per month, there is no reasonable way that they can afford in property in the long run assuming that they other expenses to pay. The man needs to bring a steady check as rent is due regardless if he gets paid or not. |

Not likely, no. Most landlords do full credit checks, verify references and verify steady employment. Smart ones do, anyway. You can't expect someone to let you move into their home where they (likely) have a mortgage and property taxes to pay, all the while hoping that the tenants will "pay you when they can"; mortgage companies don't let you do that, so why should a landlord?? |

Absolutely not. They sound way too unpredictable with income and you are not running a charity. I hope you are running a credit check to determine their past payment history.
There are some great websites out there to help you make sure you are covering your bases like www.landlordportal.com. Check them out before you rent to them or anyone. If you really value your property as an investment, do your homework and only select the most qualified tenant. |

that's a tough one and depends if you can afford to let them slack off on the rent. I personally would not because it's too much of a risk. It seems like some people need a break when times are hard, but do you want to be that person? If he told you that he plans on paying you when he can the chances are he won't being paying you on time or at all. So personally, I'd say no unless it was a family member I plan on helping out. |

Honestly, probably not. I own three rental properties and I always do a credit check and verify income before renting them. In this economy, part time work and under the table cash is not solid enough. There are plenty of rentors out there that have better credentials. |
