If you were a landlord, what would you do?
One of my tenants recently moved out and I found a significant amount of bloodstains throughout the apartment.

Did you have a security deposit? If so, get the stains cleaned. Make sure your cleaning people detail what they cleaned in your receipt. If you did it yourself make sure you do the same and keep receipts for products you bought (you can't charge for your labor). Deduct the costs from the security deposit and send the tenant a letter to notify them of the damages and steps you had to take. Send them the balance of the security deposit.
If you already returned the deposit or didn't have one to start with then get a quote from a cleaning place then send the bill to the tenant. If they don't want to pay then you'll need to go to small claims court (ever watched judge judy?) Anyway... if you have to rent the place again now, then you can do the work or have it done, then send her the bill.

Whatever you do, make sure she is notified of the situation. Certified mail is always better than phone conversation or letters (emails work better too). Also make sure you take pictures of the place. Always have a walkthrough with the tenant before they live the place and make a checklist of damages. That will avoid you a lot of issues.

I think you may want to talk to this person and notify the police as well. It could be they had a pet that bled in the place or they were pigs (some females leave their tampons on carpets and lick when they have their period). In any even, blood all over sounds like these people were chopping people or animals up in the place. I think you should ask the police what steps to take before you clean up this blood!

You are required by law to call the police first. You may be in a crime scene, you have no authority to determine if you are or if you are not.

They will give you a company name to call, trained to safely clean up bodily fluids.

Depend on where the blood stains are... (carpet, floor, tub, ceiling...does it look like a fight...murder, domestic abuse...old or fairly new blood stain...foul play? Maybe should call police?)

How long has your tenant lived there, will determine if you can charge for a new coat of paint...possibly you can charge for clean up plus rug cleaning services if that is where the blood was found... (but be sure to have proof of how the place was left).

I would charge cost to clean up and make place ready for move in....assumeing nothing else is wrong. (Cost to have Maid service and carpet cleaner guys.)

Well, to be realistic, if they left already, they are not going to pay you for any damages. Did you charge them a security deposit?

Is this a joke? I even find the answers to this completely ridiculous.

CALL THE POLICE! I'm not kidding.. It's blood.. throughout the apartment. Finding out later something bad went down makes you an accessory.. Just get it checked out.

If it blood stains, you may want to alert the relevant authority. It could be a crime scene.

Otherwise, it could be some Ketchup stain or something like that which you may want to refer to your Tenancy Agreement.

What's written on your tenancy agreement? For my case, the tenant is to be responsible for all minor repairs and replacement of parts and other expendable items at its own expense up to Dollars One Hundred (US$100.00) per item.

For my case, it is stipulated in Para 2 (g) on Page 2 of the Tenancy Agreement.
