If your credit is bad how can you buy a house?
My marriage pretty much destroyed my credit. Now I need to buy a house and I'm afraid my credit won't allow me to.

at the current financial situation, it's really not possible for a person with bad credit to get a big loan, ofcourse unless you are willing to settle for a very high interest rate and even then the chances of getting a loan is still slim.
wait for the market to stabilize. and by then your credit might get excellent ;-).
Be careful of any phony loan scams. it could be like from frying pan to fire!

Save up some money for a 20% down payment, and try to repair your credit at the same time. Invest in a book or two about repairing your credit (I recommend Suze Orman).

Do you really need to buy a house? I would rent until your credit gets better. Put your stuff into storage, and explain everything to a landlord if they have problems, offer to double the security deposit, along with first and last month's rent. The best place to check out rents is www.craigslist.org where you can find some people renting out their houses even!

There are still mortgages available for people with less than perfect credit. You will pay a higher interest rate for the mortgage, because it is viewed as a more risky loan. Make sure you ask about down payment requirements and about any fees associated with the loan. They can also cost you more in fees. If you go thru a mortgage broker there will be fees. They make their money by matching you up with a finance company that is willing to loan you the money.

You simply CAN'T buy a house in this market with bad credit, unless you can come up with most of the cash to pay for the cost of the house. Lenders have been severely burned by lending to those with questionable credit, and the practice has come to a halt. You will need to repair your credit before considering purchasing a home.

It depends on how bad your credit is. Talk to a local lender who can let you know what possibilties are available to you.
