julie w | If your landlord decides he wants to sell his property? |
What is the situation? Can he just come along and show people around while you`re sitting there watching the telly? Are you obliged to let him in? Is it right that strangers can just barge in and question you? Additional Details Actually even with PRIOR warning, I dont want people here! - I work nights and it is not acceptable. |

It does not matter if it is acceptable to you or not, you do not own the property. He has to give notice and can restrict it to normal business hours. He can not restrict it to evenings, or whatever, the law states "normal business hours".
No one, him, agents, buyers, should be questioning you at all. You do not need, and likely should not, to speak to them at all. |

no. it should be in your contract that the landlord has to give you prior notice to come in to your room. check what it says in your contract, but you should be well within your rights not to let people in if you haven't been given prior warning |

I understand that he need to give you 24 hours notice of him planning to enter the property.(UK) |

Your landlord has no right to expect you to allow people to be shown round the property whilst you have the tenancy and are paying rent. This is an invasion of your privacy and you are protected by law. It is up to you to decide whether you will allow people around at a certain time when it is convenient for you.
I have been in this position and refused because I have young kids and want to choose who comes into my home. The agency did get shirty but I said that if the people coming round were police checked I would cooperate but not just people off the street! Never heard any more about it.
Some landlords seem to want everything. They charge high rent, expect their houses kept as if they were a show home and then expect you to act as their estate agent! If you are not happy, say no and he will have to wait until you leave. |

Happend to us.As a gesture of goodwill we offered to handle the viewings, by appointment only.
Your tenancy agreement should state that he is allowed access with 24 hours notice.
Inconvenient, but what can you do? |

Check the terms of your lease, but in almost all situations the owner has the right to enter the property with 24 hours notice.
You may not like it, but that is what happens when you let a house. The only way to avoid this is to be the one owning the house. |

unfortuantely once he has given you at least 24hrs notice he has the right to show people round the property even if ypu work nights..if he gives you notice he can let himself in if you don't want too...I would suggest you talk to him..tell him of the situation...and if he is reasonable you should be able to agree a day of the week that's suitable...good luck... |

I was once in your situation. Don't worry, everything will work out for you =)
A year ago I found this organization that gives people up to $1500 in renter or mortagage assistance! They operate in most US cities, I highly suggest you try to get some of this money.

Read your tenancy agreement. If you signed one, it most probably states he can enter with giving you 24 hrs notice. If that is the case, you signed the agreement, so you have to abide by what it says. I'm sure you'd hold him to it if you had grievance. |

Check the agreement. This is a common problem, landlords rarely get co-operation when selling. They are entitled to gain access with reasonable notice and most contracts state 24 hours. Why not play ball? |
