If your mortgage rate lock expires due to a short sale process what can I do?
My interest rate is locked in 4.875% for 23 days (June 20th), and the closing date for my short sale is the same day. I want to know what happen if I didn't close on June 20th due to a short sale process. My lender says that I will have to pay 0.025% a day to extend the rate? Is it true? Do I have another option? Can I use other lender? There's any possibility to re-lock?

going with another lender WILL NOT solve your problem. The issue are with the seller/bank, not your lender.

There is nothing you can do. I'm guessing this great deal you got on a short sale, really isn't working out as planned.

Since this could be months, up to a year, I would not be paying to keep it. It may never happen any way. I would let it go and worry about a loan after the bank signs off. But yes, you can either lock another loan, go to a completely different lender, pay and keep this one, or simply not worry about it until the final 30 days of the sale.

This is the risk you take when you buy a short sale - most will not close in your time frame, and you will have to wait for all the lenders paperwork to go through. Rates are still quite low, so I would recommend just letting your lock expire and re-lock when you know for sure the sale is ready to close. You don't need to go to another lender - it will just extend the time frame and may blow your deal, as the seller/bank may think that you can't qualify with your original lender. Stay put and don't worry about it.
