You need to start a dialogue with your lender. You either have to negotiate a lower payment or discuss a short sale. Find a Realtor that is familiar with the short sale process and put the house on the market. Your lenders will have to approve any offers you receive. |

Stay in contact with the lenders, and give them what money you can, so they don't do anything drastic before you have a chance to plan. If you call them call them once a month, a few days before the payment is due, and can give them something, they'll be a lot easier to deal with, and you'll get a lot less phone calls.
Make an appointment with your local credit counseling agency, which will be free. They're used to rushed appointments and stressful situations like this. Once they're working with your creditors, the creditors will stop calling you.
If you're really thinking about bankruptcy, make an appointment with a bankruptcy lawyer as well. Check bbb.org for referrals.
Once your counselor or your lawyer is helping you work with the lenders, you can probably work out a compromise with them.
Often, when they foreclose, they get only 80% of the value of the home. They're afraid you'll move out, and the house won't look good without you to take care of it, and your furniture and decorations to make it look like a home. So most lenders are smart, and will decide to work with you.
There are three ways the lender can help.
1- They may offer you a lower payment, so you don't have to move at all.
2- They may realize they have to agree to sell the house for less.
3- They may just need to leave you alone for a little while. They're definately smart enough to know that it's hard to sell a house before May. Most home buyers want to move after their kids get out of school for the summer. It's so much easier for you to sell in the next 4 months or so. |

All you have to do is call your mortgage company and tell them that they are going to have to take the house, but first I would find a place to stay. |

You need to call the lender and see if they can help you, people who make an effort to correct something actually get help from lenders. Lenders don't want your house, they just want to get paid what is owed to them. Most Lenders are willing to help you out. Foreclosure is far worse on your credit than a bankruptcy. As time goes by so will the bankruptcy on your credit. I would suggest getting roommates, and put it on the market for sale. At least roommates can help you make your payments. Until you find another solution. Check with a Mortgage Broker in your area, they have many many programs at their finger tips that some banks don't.
And if you have had a recent credit report inquiry from an establishment, get a copy of it. Make sure it is from all 3 credit bureaus, because sometimes one bureau will be reporting something that the others aren't. This will help you to correct any errors.
