If you wait longer, you might lose this "great deal" and the great interests we have right now. While some buyers are sitting back waiting for those last few thousands off the price, interest rates are creeping up. Since the majority of what you pay in a house is interest, I'd be getting locked in. |

Are you buying this as a primary residence, that you're planning on staying in for several years?
Or are you buying this as an attempt at a "flip"?
If it's the first option, make sure you can afford it, then buy it. Once you buy it, a short-term drop in value simply means lower property taxes. (Um, you're not planning on using your home as an ATM, are you? If so, I'd suggest you just keep renting)
If you're flipping, then you need to be worried about trying to time the market. |

Don't buy MORE home than you can easily afford. Not more than 1/4 (max 1/3) your monthly salary. Look at the calculators. Can get some good deals now and if you have good credit, a decent fixed rate mortgage.
Don't take an ARM, don't take an interest only loan, don't take loan with possibility of negative amortization. Be VERY sure before buying, because you may be stuck in this house for years, unable to sell it. Don't count on flipping, don't count on annual increases in value.
Realtors are DESPERATE due to lousy housing market and push one to buy NOW. Don't get pushed. WAIT and save. By paying a larger down payment you avoid huge PMI costs over life of your loan. |

Don't wait too much. Homes in California are expensive, so if its a good deal it probably won't go unowned for long. Its good to wait for the price to lower a bit, but then you can get stuck when someone snatches it out from under you. |

If you can afford it, go for it. Just get the house inspection, to make sure the economy is the reason it dropped in price. |

I would take the time to do some research on this home and the local market. There are many rent vs buy calculators on the internet, and plenty of sites to help you with researching the market and trends. Are home prices falling in that neighborhood? How would you feel if your home dropped in price again later this year? Can you afford the house?
Just because the bubble is bursting, doesn't mean it is done bursting. Many people are waiting a while longer, the prices just seem to keep dropping. |
