This is not a good time to go it alone unless you're in no particular rush to sell. If you don't have a listing agent to get you into the Multiple Listing Services, this is a good time to do so. Interview 3 of them before you choose.
BTW open houses don't sell houses but they sure do attract a lot of looky-loos, including the neighbors. If yours is a FSBO look for websites for other owners looking to sell and evaluate their marketing potential before you fork out any money. |

List it on the internet, put up signs around the neighborhood, put an ad in the newspaper, etc. Also, offer refreshments - that's a huge plus in getting brokers and buyers to feel as though you went out of your way to impress them. Lame, I know, but it's true. haha. Good luck! |

Craig’s List is a good one. Your agent can also post this in the MLS so other agents can see it.
You can put up a sign in your own yard. Whether you can put up directional signs (those little arrow ones that you see at intersections) now depends on your local regulations. In some areas you can only put them up the day of an open house.
I wouldn’t waste a dime on the newspaper. Few people actually look for house information there these days. You really get no return on that expense. |

Any of the above.
Have something baking in the oven, cookies, apple pie. It makes the home smell like a home. If you're not a baker or don't want to spend the time, go to the store and get the pre-made ones. The ones you just put in the oven.
