Im thinking of co-signing for my sister for a home they say I can be removed from the loan in six months. ?
Has anybody had this experience?

Landlord
Sad to say, but your sister is feeding you a line of $hit.

You can NEVER be removed. Your sister would have to refinance w/o you, and if she has bad credit today she will have bad credit in 6 months.

She may bring you down with her.

This is about the stupidest thing you could possibly do to your life.

Don't do it. You can't be removed from the loan without a complete refinancing. When refinancing, they'd have to prove they could qualify for the loan on their own AND they'd have a bunch of new closing costs and fees to pay. They won't do it. Couple that with the fact that they are trying to take out a loan they can't afford (or have proven they can't handle - via low credit scores). This is a sure path to credit score ruin for you. If they default, you default or pay. If the house ever goes to foreclosure you have one on your record. If they are late with a payment, it goes on your credit. DON'T DO IT.

There is no better way to ruin family relationships than throw money into the mix.

good luck!

A Texas Tycoon
Do Not Cosign. You will be on the loan for the entire life of the loan. You can not be removed until the loan is paid in full. In the mean time, as cosigner you will be personally liable for the loan and any associated fees.

Sunnie
Absolutely do NOT do this!!

I don't know if you already own your own home, but this would in fact be YOUR mortgage if they defaulted on their payments and you would be legally responsible.

Real Estate Guy
your sister is a liar. Unless you refinance in 6 months, your NAME CAN"T BE REMOVED.

Don't co-sign. If the lender will not give her the money, there is a reason why. NO MATTER WHAT, DO NOT CO-SIGN FOR ANYONE.

Think about it...if she can't get it on her own now, what is going to changee so significantly over the next 6 months that will change the creditors mind about extending her credit without a co-signer. BAD MOVE!!!

its true I work for an escrow company and the only way 2 remove yourself is refi which will cost money and if there are any liens under her name or yours you will have to pay them off before the transfer can even be made. Its not smart on either of your behalfs and a great way to ruine realtionships.
