Donshon | In New Jersey, should a landlord provide it's tenants with a refrigerator? |
When i first went to look at this place the place was so clean and nice that i didn't pay any attention to whether or not there was a refrigerator there. I put the deposit down but after a couple days i realized there isn't a fridge there (keep in mind i haven't moved in yet). The landlord lady says if you want a fridge you need to bring your own. So my question is, shouldn't all landlords provide their tenants with a fridge in New Jersey? Is there some kind of law stating that? Many of you answered its not against the law. So is it lawful to get my deposit back after 4 or 5 days? The only lease terms regarding deposit was the landlord will return once i move out and the apt is in original condition. |

There are no laws regarding applicances. I don't provide them either, because if I do then I have to fix them when the renters break them! It even costs money to throw those things away! |

Not sure about Jersey, but here in Missouri it's up to the landlord. |

If I was a prospect..I'd expect something so basic as this. It's like "OH....I have to pay a security deposit, rent, AND a new frige?".. forget that. If you act cheap, your tenats will pick up on that and act the same way. |

If he does the rent will be higher. |

I'm from NY originally, and while most apts do provide fridges, some do not. Sometimes smaller bldgings or two family houses do not. I rented in a two family house and we needed to buy our own. My sister lives in a 6 unit blding right now, on Long Island, and she had to buy her own. What the law says, I don't know, but in NY anyway, they don't seem to mandate it, at least in smaller buildings. |

I believe it's a law in NJ, or most towns, that the landlord needs to provide basic appliances. That's bs to have to buy your own fridge. They're big and expensive and what are you supposed to do with it if you move. Call the municipal office and ask or tell him you want your deposit back. |

A land lord does not have to provide a refrigerator they only have to provide a stove. My suggestion would be to look in a newspaper for a used fridge or even on craigslist.org You might be able to get one for free or very cheap! |

If there isn't a refrigerator, there probably isn't a stove either. Some rentals have appliances and some don't. There are no laws that state rentals must be furnished with appliances. If you have already put down a deposit, you could loose it if you don't move in. The landlord is not obligated to return it to you. |

yes but if you move out take your fridge with you |

I would assume so but i'm not a lawyer hopefully someone else will be able to answer this question. Granted moving a fridge in will probably require you to take the door off and the landlord would have to pay for that. same for moving the refrigerator out. |

All rented apartments should be equipped with a fridge and a stove. Tell that land lord that she's full of sh*t. |

I live in NJ and my landlord supplied the apartment with a fridge. He said it's the law therefore mandatory. However he won't repair the weird noise that is coming from the applicance. He will only replace if the fridge does not freeze or keep the food cold. |
