I think it's at least 2 weeks notice & even though it's their house they can't enter it without your permission. Although you can give them permission & you don't have to be present in the house. |

Provided you have stuck to the terms of the lease, paid your rent on time etc...............the landlord cannot enter without your permission EXCEPT in case of emergency i.e. suspected gas leak, fire etc. You should be given 24 hours notice by the landlord if he/she does need to enter the property, you do not have to agree unless if this is in the last month (or other agreed term detailed in the lease) of your tenancy and you intend to vacate. The landlord is entitled to do viewings for prospective tenants within this period. You may not 'unreasonably' withhold permission though. It may also be written into your lease that the landlord (or agent) will undertake 'inspection visits' with details of their frequency. If this is in the lease and you have signed it then you have agreed in advance to these visits.

Of course if you haven't been paying your rent, have been causing a nuisance in the neighbourhood etc then different rules apply.

That really depends on the tenancy agreement you signed. I use an agreement that states 24 hours notice, but I usually have such a good relationship with my tenants that I am able to discuss the situation with them and arrange to phone them as soon as I have a situation, then make arrangements for viewings etc with at least 24 hours notice. I've never had a problem tenant with regard to this, but there again I am very approachable as a landlord. Check the tenancy agreement - probably each one may be different - but it could be 24 hours for minor repairs or viewings.
However, if you are meaning giving someone notice to vacate permanently, then its usually 2 months, unless your tenancy agreement states otherwise. Its all down to reading the tenancy agreement I would say. |

It's specified in your contract and it should be a certain amount of time 'in writing' - meaning that he has to actually request in writing a visit.
Though this can be a piece of paper just dropped through the door. I know that for my own contract, it's a day notice in writing so it's usually no where near as much as two weeks. |
