I'm not much of an expert, but my father is a contractor and I have learned a lot of information about this kind of subject from hearing him complain about the prices in today's economy, and how: 'a mediocre, two bedroom house is going for a rediculous $500,000', and such. This subject has actually been discussed within our family. And I know in the semi-small town I live in (appx. 20,000) my father said he could build a house as big as we have right now (appx. 3,000 sq. ft., excluding the basement) for about 50,000, but we could sell for 200,000-300,000! There are many things that influence the price of a house, as you know, such as the property size, near water?, and a large part of it is the location (rural, urban, suburb..) All in all, I belive it is safe to say that building is almost always cheaper than buying in today's 'all-about-money' economy. Also, I see you said most of the houses are older. I myself live in an older house which we made major renovations on, which put a big dent in the wallet! ... If you would be using a company to build, get a few estimates and compare, If you yourself have the know-how to build and will be taking it on, I would conclude that that would be the cheapest route to go... Hope I've helped.

dont know what area you're in, but in most places buliding supplies are pretty high(they're passing the high gasoline prices down to you)..plus any contractor(s)you get to build unless they're really close to you are jacking their prices up also due to gas prices...soo, it may make more sense to buy the best older house you can find for right now...and slowly fix it up nice and neat for selling later, and hopefully get some profit out of it, to either make a big dent in the cost of building new later,or buying a nice used house later.....also check with your favorite local lending institution for home improvement loans,etc.....the best advice,is the more you can save the better,which translates into---the more work you do yourself instead of hiring someone else to do it, the better....we saved approx. just over 30K by building everything ourselves.(meaning the closest bid for building was 30 away from what we put into it)..if you can round up just 'one' dependable person who knows building,tips,etc,..you can do it yourself and save a ton!......good luck!

Jennifer it depends on alot of things, but mostly what your familys needs are. Depends on where you live and what the housing market is like. Depends on what kinds of things you want and need in your home.

Consider looking at both and weighing your options. But make an informed decision based your needs. Best of Luck!

To be honest for people that own houses its a bad time to sell and for people that want to buy houses its a good time to buy. but building is another topic that needs to be throughly discussed cause that could be a bad or good thing depending on the area.

I'd be very cautious to build a house today, many builders are going under and you could get stuck with a house half paid for and only half built. So you'd be out of a lot of money, not have a place to live and own 1/2 a house that you might not be able to sell or under litigation. At least with buying an older home you'll get what you're paying for and always have the option of selling when the economy picks up if you're not happy with it later on.
Of course if you're "RICH" then that might not matter to you.

Well it is definately a buyers market right now. Home values are taking a huge nose dive because so many homes are vacant.

As far as building a new home, it would be exactly what you want. Consider though the high costs of supplies right now. But I guess if you were to buy a home you would still do some remodeling so I guess you'll be buying supplies either way.

If I were you and I had the land, I would build. Whatever you do though, make sure you got everything you want in your plans. I've learned the hard way (had an addition put on house) that when you change plans during construction you give the contractor free reign to charge whatever. This happens because when they quote you they realize they're bidding against other contractors. So they'll go a little lower to get the job. The second you change one thing from the original building plans, they begin to throw in additional hidden costs. If you change anything make him quote it rather then just telling him to do it. It have done this for 20 years and have gone through over 23 homes. Its always better to build your own home and be the first owner and design it the way you like. Most of the time you save money as well.

If you have the money buy a house that doesnt need renovation, with the current price of materials and labor it is very expensive to build a house and much more expensive to renovate. By the way the labor cost usually is 40 percent of the materials used.
