You used the phrase "listing our house" so I assume that means you're using a REALTOR, that is the first thing I'd recommend. Interview several (I'd recommend 3, but interview until you find someone you're comfortable with) ask them how they are going to market your home and what they would recommend you do to help you sell your home quickly.
You sell your home by having people who are interested in purchasing a home look at it. Quantity is what ultimately sells your house. How do you get more people to look at your house, here's some suggestions.
1. Use a REALTOR, the majority of your highly motivated buyers will be using one and they'll start out looking only at listed houses.
2. Work on the "Curb Appeal". In general you want to look at your home from the eyes of a buyer, especially from the street. People will drive by your house and decide to see or not see it based on what they see. Clean it up. Paint your trim and front door if it needs it. Get your lawn looking as nice as possibly (at least free of debris). Trim those overgrown bushes and trees. Consider putting a couple of potted flowers on your stoop.
3. Make your home Sparkle on the inside. Make sure it's clean ALWAYS, you don't know when your buyer is going to want to show up. De-clutter... clear your counter tops as much as possible. If you have a ton of furniture consider renting a storage unit for some of it. The less clutter and furniture your home has the bigger it feels. If it needs it and you have the funds repaint rooms and replace the carpet and or laminate flooring. It doesn't have to be really high quality, it just needs to look good. Again look at your home through the eyes of the buyer.
4. Make it as easy as possible for REALTORS to show your home. Don't deny access to anyone that's working with a REALTOR (you can make exceptions if it's exceptionally inconvenient, but chances are if it's a strange time to be looking there's a reason they can't look at normal times and others will be denying them... why not capture this opportunity of reduced competition?). In our market, if a seller denies me access, not a big deal there's a dozen others to look at and chances are if it's a motivated buyer the seller that denied access won't get another chance.
5. Leave when your home is being shown. Buyers aren't comfortable if they feel like they're invading someone else’s space. Along those lines remove the majority of your personal photographs and such.
6. Look at pricing and consider pricing more aggressively than your competition. Also look at what your competition is offering to buyer's agents (selling agent’s commission), if you offer a bonus or a half a percentage point more in commission to the buyer's agent, REALTORs have an added incentive to push your home. If their client is waffling between 2 homes that equally suite their needs, they'll probably push the one that pays more.
There are a million little things that can be done. I'm sure any REALTOR you interview will be able to give you some other ideas.

In response to CiCi's comment about agents bonus' not working. In my area, there are agents comments and public comments. A bonus would be put in the agents comments and therefore unknown to the buyer. The majority of buyer's are in a Buyer Broker relationship with their agent and probably trust their agent, so the idea that they will think their REALTOR is pushing a house just for the money probably is not likely. It is unethical to push a client towards a home that isn't good for the client for any reason, and the majority of REALTORS don't think a small bonus is worth the possiblity of losing their license. It DOES give REALTORS added incentive to at least have their clients seriously look at and consider your home though and if there are a lot of other homes, ever little bit helps. |

Choose your Realtor well. Too busy agents have lots of homes to market and sometimes yours becomes one of the herd. Choose an agent that will work for you, that has a good marketing plan and things like visual tours to help sell your home.
Don't shortcut commission. Since there are tons of houses for sale, don't be tempted to go with a very low commission to save money. Realtors will be less enthused about selling your home.
Curb appeal, Take an objective look at your house from the outside. I can't tell you how many times someone will make up their mind about a house by driving by or pulling in the driveway, so make sure it is appealing from the street.
Declutter, depersonalize and clean. Put the doll collection away, take the kid's art off the fridge, stash the wall full of family photos. People have to be able to envision your home as their home.
Get one of your HGTV addicted friends to come look at your house. If you don't have one, consider hiring a home stager. Be prepared for things you don't want to hear. Maybe you thought the eggplant color looks great on that wall, but it might not to potential buyers.

Look at the house through someone else's eyes. In other words start from the curb, looking at the house, imagine that it wasn't yours, but one you were looking to buy.... what are the things that you notice that you don't like.... those are the things that other's will notice. Those are the things that need to take priority if you have a fixed budget to make repairs/freshen up the place.
Pay attention to the small stuff, potential buyers do. Give focus to the outide, buyers will decide if they even want to see the house before stepping into it.
De-cluter. Rent a storage shed, or move some things to some friends/family's place in the area. If your house is too small for your stuff, it will be ingrained into the buyers head that it is too small for their stuff.
Make sure rooms are set up as they are intended. If you have a home office in a bedroom, and buyers see it they will see it as an office and your home becomes a 2 bed/ 2 bath home to them instead of the 3 bedroom that it was.
Fresh paint does wonders. Neutral colors. If the carpet is in bad condition, might be worth it to buy new, buyers want to buy a home they can move into and not have to do a bunch of stuff. Most likely if the carpet needs changing you are going to pay for it anyway at closing as a concession.
Put in 100W light bulbs in all of your lights.... They will really brighten up the rooms. and the house will appear more desirable.
Offer seller concessions, maybe offer $2000 towards closing costs..... something that would stick out from other houses. |

Insure that the outside is immaculate. This entails a nice lawn, etc. Too, the house itself should be fresh looking from the outside (paint, siding, etc). ANY part of the house in disrepair should be fixed prior to listing as it only degrades the true value of your home. |

The biggest tip is to add those really nice electrical and switch covers to every room and change those old kitchen cabinet knobs ~ attention to details present that you take the extra step to make your house a home. They will notice believe me. Bonus to agents don't work !! We actually think it works against us because clients think we are after the bonus. Show off the closets. CLEAN get rid of all the extra shoes sweaters and unseasonal clothing.
In a pinch hide all the dirty laundry in bags in the trunk of your car or stuff the washing machine. LOLOLOL.Good luck & best wishes. |

What is it appraised at versus market value?
I know you are interested in selling, but considering where the market is at, have you ever thought about renting it out for income? People are losing their homes left and right, every foreclosure means another family who will be unable to buy a home because of bad credit due to their foreclosure, and thus meaning they will be forced to rent until they can rehab their credit.
Also, another option is a lease-option, give your tenant the option of leasing to buy, that way you have a potential buyer, and at the same time you are able to collect monthly income until they are ready to purchase. You can draft the contract to whatever time period necessary, be it 1-3 years. They may not be in a position to buy now, but they will be in 2 years. The longer they are in the home the more attached they will become.
There are financing options available to drastically increase your equity and pay down your loan quickly, take a 30yr amortization period and bump it down to 7-10 years, using very simple methods. This will allow you to rent it out for more and more profit monthly.

besides lowering the price under market value, the two main selling points of a house are usually kitchen and curb appeal.
Have it pre-inspected, and during open houses, or showings, leave the inspection out for people to view.
Purchase a warranty. This can put buyers at ease (along with the pre-inspection) and may help tip a buyer in your favor if they are deciding between your home and another.
Take down personal pictures. It is difficult for a buyer to picture themself living inside the home, with someone elses wedding and family pictures are hung everywhere. This is also as important for you, as it will help you become emotionally detached from the house, which you need to do.
When talking to a buyer, do not refer to it as "house." Always refer to it as a "home." |

If you really want to sell you home, offer to pay closing costs and maybe carry a 3% (97% loans are still available) note on the house.
I don't care what kind of market it is right now, Someone will jump at the chance to buy a house with absolutely no out of pocket expenses.
The only thing they will have to spring for is a $300 to $350.00 appraisal fee. |

Get someone to come in and do that home staging, that's supposed to help a lot. It also probably helps that your in a cul-de-sac as people with kids will like that as kids can pretty much play in the street without worry. The problem is not only how the market is not but also the fact that several other similar homes are listed on yoru block. That pretty much puts all the power in the buyers hands. If possible you should probably wait it out and not sell, however if you must try that house staging thing. |

To sell your property quickly you will have to accomplish the following - (a) sell your property competitively or below market value in comparison to recent comparable property sales within a 1-mile radius of your home and (b) staging your property correctly so that home buyer's can "see" themselves living in your property and (c) exposure - exposing your property through marketing/advertising to as many venues as possible.
For item (a) you can go to www.zillow.com for recent sales in your area or contact a local real estate broker and ask for a comparable market report for your property. Depending on what you find (for instance if the property sales in your area are for much less than what you would like to ask for your property due to this depress market) you may decide to either sell your property now or wait until a future date when comparables are more in your favor. If you however, after evaluating your local market decide to sell your property now, then apply items (b) & (c).
Note the following pitfall* Some owners put their house on the market for more than the comparables in the area and wonder why their properties have not sold. The simple reason is that lenders use market comps within a 1-mile radius to value a property and how much they are willing to lend. This means that in the event you have an interested buyer chances are they will not be able to get adequate financing (especially now that lenders have stricter underwriting guidelines) for your property.
FYI Depending on your area, standard marketing times to sell a property has increased from 1-3 months to as much as 9-12-months.
