I would say that you should get a reputable realtor. This would cut out the 'crap' that some real estate agents do in order to push a property. You will be able to get the best price if you are totally honest about what you have to offer. For your personal welfare and security, I wouldn't try and sell it yourself. Unless, of course, you know relatives or friends that would be interested. Still, you must get whatever agreement that you decide upon 'in writing.' This will cut out hard feelings in the long wrong. There also can't be any misunderstanding when folk want to argue. What shall we then say to these things? ask around several estate agents to give you different prices, make sure your homes are well staged, clean tidy, netral decor, good curb appeal outside.
and bear in mind you may have to drop your prices a little.
If that fails why not rent them both out, with the credit crunch and banks and building societies wanting higher deposits and being very stringent with mortgages, more people are now renting |

Define "best."
Highest price:
(1) Determine the properties' values. Have a Realtor do a CMA (competitive market analysis) on each property.
(2) Select a Realtor with a strong market presence in the areas of the homes. Make sure he/she presents a strong marketing plan.
(3) Ask the Realtor what repairs, upgrades, etc., will return the greatest value or make the house more saleable. Weigh his/her advice and proceed.
(4) Stage the homes.
(5) Ask the Realtor at what price the house should be listed to sell in 45-60 days. Price the house no higher than that, and perhaps a bit less.
Good Price Quickly:
Steps (1)-(4) are the same.
(5) Ask the Realtor at what price the house should be listed to sell in 10-30 days. This probably will be at the very low end of the comps. Price the house no higher than that, and probably less.
Fair Price Very Quickly:
Steps (1)-(4) are the same.
(5) Price the house 10% under comps sold within the last 30 days.
Low Price Even Quicker:
(1) Call the numbers on the "We Buy Houses" signs.
(2) Receive offers. The offers will be in the range of 65% of after repair value of your properties minus any repairs. So, for instance, if a property fixed up would sell for $500,000 and it needs $10,000 in repairs, your offers will be in the range of $300,000. (Hold out for $310,000-$315,000) If that's OK, you can sell in 7-10 days.
That's how to do it.
