I am preparing my duplex for sale. Currently I live in one of the units. The other unit is rented and eventually, if it does not sell within a year, I will have to rent my unit out as well. My concern is getting the tenants to cooperate with showings. I am hoping to find persons who have nice/decent furniture and keep the place relatively tidy. I also realize, while showings are not as frequent these days, that I need them to accommodate showing requests as they come up.
Likewise, I am wondering what I can do to offer an incentive to them? My rents are relatively low already for the area and amenities offered and I can't afford to discount rent much. The other idea I had was to offer a selling bonus, if the house sells while they are living there (maybe 1/2 of the security deposit back as a bonus?)...any other ideas? Thoughts? |

Use YOUR unit to show and only show the other unit to pre-approved buyers ready to submit a contract.
In any event, "nice" furniture is not necessary, it's investment property. You simply require a tidy, clean apartment. If you need to show the place offer to order them pizza every time? Maybe get then basic cable service for the balance of their lease... |

Not sure where you're located but here in Chicago, landlords are only obligated to give tenants a 48 hour notice before entering their unit. As a landlord, I spoke with my tenants to find out what weekday was best for them and basically tried to do showings on 1 or 2 weekdays to accomodate my tenants and a Saturday showing was always mandatory. You are the owner and there are rights to protect you. I've realized that if tenants have a heads up about showing their unit they generally will clean up anyway. I would simply tell the tenants that Sat. showings are mandatory but you would like to for them to pick 1 or 2 days out the week for showings and if your agent needs to show the unit other than those days...just give your tenants at least a 48 hour notice. NO INCENTIVES NECESSARY. |

Half the security deposit back? How is that incentive? You have to give it back regardless.
Legally speaking, they can not prevent the property from showing. They usually keep it neat, as they want the new landlord to keep them as tenant.
I would not offer anything. As long as both sides of the duplex are the same (usually are) it is acceptable to only show your side, allowing access to your renters side contingent on an offer. This is standard practice, no buyers will worry about it, they can back out of the offer after viewing the other side if they want. |

No incentives or compensation needed. You can show the house anytime with at least 24 hrs notice. They do not have to agree to it, bu they legally have to cooperate. You cannot make any agreement with the deposit because that is NOT your money. If the house sells and they stay (their legal right if they have a lease), then the deposit money needs to go to the new owner. If they decided to move out at sale, then they need to get all of the deposit back as long as it is in good shape.

As a landlord you have the right to enter your property at any time as long as a notice is given ahead in advance. No incentive is necessary. I would simply inform the tenants of your intentions, letting them know that if the right buyer comes along you may be selling to another investor and their situation should not be affected. As for offering part of the security deposit back, you certainly can do that. But understand that if there is a sale, at closing, the full security deposits will be transferred to the new owner. |

The house I lived in last year went up for sale. That tends to make us renters uncomfortable. I moved out as soon as I found out they were selling. You might lose the renter all together. That was last march. It is still for sale. Be careful. |
