My friend rents a house for £500 per month (includes bills and council tax), her agreement runs out next month and her lanlord has told her in writing that her rent will increase to £550 per month due to fuel costs rising and interest rates increase. Is this a fair amount? |

It's really down to the landlord, but as a landlord myself I wouldn't contemplate increasing the rent by £50 per month for fear of losing a good tenant. She has to weigh up the balance between paying the increase, and the cost and inconvenience of moving home. Get her to speak with the landlord and say she doesn't think she can afford £50, but she could consider xx amount of pounds, say £35 or £40. He may be willing to take that rather than have to start looking for another tenant - he may have an empty house for a couple of months before he finds a new tenant, in which case he's lost out on rent. If she doesn't ask, she wont get, so get her to offer a lesser amount and see what he says. She has nothing to lose. |

Two main reasons to take into account are:
1) Inflation rate. This is currently at around 4% which would take it to £520.
2) Has demand in her area pushed up prices. Look around the area, would she get a similar rate for a similar flat.
Depending where she lives, I know of several areas where rates have really shot up. Either way, if the Landlord started at £550, at least lower him by 10 or 20 pounds. |

A $25 dollar increase would have been more reasonable. When a landlord raises the rent by $50.00 it either means he wants the tenant out, or he's gouging them. |

It depends on the type of tenancy. If it is an Assured Shorthold tenancy the rent can be set at whatever the landlord likes at the end of each tenancy period (usualy 6 months) If it is a regulated tenancy the tenant can go to the rent tribunal to have the rent fixed at a "Fair Rent" which then can not be varied without returning to the tribunal. |

mine just jumped from 411 to 450, it happens!
if they can do it and get more money they will.

Possibly. It depends on area. Contact your local authority and ask them for a rent officier to view and provide a fair rent figure. The landlord does not need to know. Then your friend can decide if when adding the extras that are included in the figure she will be paying is worth it. |

Agents/Landlords have the right to put up the rent for new tenancies, however they will always go for the bigger amount always try to knock they down by half. They don't want the hassle of finding a new tenant?? |
