there are laws that are specific for Nevada, but you can generally remove someone by going through the eviction process. This usually means the following:
1. notice to terminate tenancy. (usually 30-60 days, depending on the state)
2. if they dont leave, then you need to file a lawsuit (unlawful detainer) to get them out. They will have to respond to a summons, and make their case in court. if they dont, then you get a default judgement.
3. When you win, file for a writ of possession. this means you get the marshalls to kick them out.
Dont try to lock them out, cut off their utilities, or threaten them to leave. you can get in trouble for that. under the law, they have rights (even if they havent paid, or have a written contract)
other than that, the only other logical way to get someone to leave is to ask them.

As new owner you get to choose who can live there. But as a tenant for the last 10 years, he still has the right to a period of time in order to find a new place to live and get his stuff out. You have to serve him with an eviction notice then the time period will start. How long he has will vary by state. |

You simply go to any eviction service and start the process. Now, you may want to inspect and take pictures of this home before you do anything. Get a picture record of the condition of the house as it is right now. From that, then you may speak to the person regarding wanting to take possession, for all you know, with enough notice, they may move out nicely. They may leave on their own and destroy the place too. They may not have the cash needed to move, you might want to discuss paying them to do some improvements, you buy supplies you pay them as they fix, and they can move out easier. You never know what youll be in fore. The pictures are so very important incase you need to do a legal full on eviction, so that in the end, you can take pictures again and sue to get a judgement for damages done. Simply tell the renter, give him like 48 hours notice that you need to come to inspect a few things in the house since you now own it, reassure them its to simply like look at the furnace, and stove and ac and to ask them how is the house doing. Establish a nice repretor with this person at first. Since this person had a very relaxed relationship rent wise, let it be that way. If mom wasnt suing him for back rent or evicting give this person the benefit of the doubt. I once lived in a situation like this, and I did move out right before the owner passed away, I have no idea how her son may of reacted. It would not of been fair to me at all, since she wrote no contracts, or rent receipts, if he tried to get me for 14 years of money when she was happy with our arrangement and of course I was too. |

go seek a lawyer's advice. it all depends if you plan to move in and live there, rent the house to someone who'll pay regularly or plan to sell the house. when you do plan to evict the person give them at least a month to find a new place and move out.

I would call your township/local govt and ask what your rights are. You may get different answers based upon whom you talk to, but ask for something written as to your laws. I think that's a good starting point.
You may have to end up going to court to get rid of him, which will probably be expensive. I would also research some free legal advice in your area. It might get pretty ugly/dangerous and hopefully he is normal/stable. Can you help find him a new place to live? I wouldn't say anything to him until you get your information in order, legally. |

First, is your name on the deed (did it go through probate)?
Search for "nevada landlord tenant laws" and see what you legally have to do to ask or force him to leave. There are no specific procedures to ask someone to leave (unless not paying rent they are obligated to), but 45 days notice is required to increase rent Typically someone not paying rent is considered a month to month tenant, so you should give at least 30 days notice (60 days would be more polite). You would likely have to go to court to force someone to leave. |
