Inland empire, So. california, who are the best mortgage bankers, name top 3 please?
I wish to add a borrower with 701 median fico, relative, have 510 median fico, want max cashout, primary and rental property both to be refinanicaed, and stated income for both of us. Urgent, as pending IRS lien on me, wasted 6 weeks with a lieing broker, that shopped me around an incurred 19 inquires in 1 week dropping my score.

The law is clear on this one. It could be 19 or 19,000 inquiries. As long as they are all mortgage inquiries, they count as one. And the credit providers all comply.

Now, the best and the worst loan officers are brokers. But you don't have to stick with one. Apply for loans with half a dozen. As long as you control the appraisal, the most you'll pay is a retyping fee, and you can play them off one against the other to see which delivers the most of what you want the fastest.

Do I want to do this loan? Not on your life. Stated income, maximum cash out on multiple properties at the same time, on a 510 credit score borrower? I smell a situation that is likely to come back and bite later.

Oh, and there's a universal rule among regulated lenders about adding someone to title and then taking cash out. Not for six months after you add them to title.
