Is $15 000 enough for a down payment on say a $210 000 home? testing waters...?

I always just buy cars outright, and havent bothered with credit cards yet ( i didnt want to ruin my credit because I can be impulsive at times). The only things a really have are phone bills and stuff of that nature (which i always pay on time). So i dont have bad credit, I just dont really have any credit...

Do you have an RRSP?

I believe that you can withdraw a certain amount from your RRSP tax free and put it towards a downpayment, but you have a certain amount of years to pay it back before you are penalized, and you loose the interest that would otherwise be compounded if it says put.

Get a realtor and a mortgage broker. My husband and I are buying our first house, and we don't know how we would manage without them.

Not sure how it is in Canada, but here in the US most banks want 20% down when you buy a house, so in your case that would be $42,000.

Right now in the US banks are cautious to lending money and I doubt they would give you a mortgage with that little down. Especially with what happened when people put little or no money down a few years back and got us in the housing crisis.

Like I said, I don't know how it is in Canada, but if you were in the USA that probably wouldn't be enough.

Yes 20% , if you don't your mortgage payments will be high .
It's important to put down as much money as you can .

The experts say 20% is a good down payment, which would be about $42,000 on the house you're wanting to buy. However, if you've only got $15,000 and are determined to buy now, go for it, as long as you can afford it.

Generally you should pay 20% down. In the US, you have to pay a large insurance premium if you pay less than 20%. Sometimes you can get around the insurance by paying the 20% by taking out a second mortgage so you can pay the 20% down on the first mortgage.

you can get a mtg putting $15k down but the best deal would be putting 20% and paying your closing cost out of pocket...the best advice i can give you on purchasing a home is to make sure you are comfortable with the monthly payments. You wont get the full enjoyment out of being a home owner if you are stressed each month about the payment!!

a a first time buyer, you should seek out any first time home buyers programs in your country. Here it would be the FHA, you guys may have something similar. Usually these loans are backed by the govt, have below market rates and down-payment requirements and sometimes even down-payment assistance. this is definitely what you want to check out, because right now in the rest of the market nothing is getting done with less than 20% downpayent. of course you will have to satisfy income requirements but i'm guessing you knew this.
