Is 4% fixed a good deal for a home loan?

Assuming you're paying no points, a 4% DOES NOT EXIST on a 30 Yr fixed rate mortgage. The par rate (industry lingo for no points) is around 6.250%.

The poster's question looks suspiciously like an advertisement for the website. I can't provide any proof, but I see it all the time on different message boards where the poster poses a question as if he/she is a consumer, and then provides a link to the website just to get people to visit.

Going rate for a 30 year fixed is about 5.86%.

Someone who says they can get you 4% for 30 years is hiding something in the fine print.

I would move on, as I don't believe they can possibly give you 4% without some other conditions involved.

please read all the small prints with this loan, because right now ,there is no 4% fixed rate for 30 years loans. read good faith estimate please before making any decision.

You can pay all the points you want and still not get a 4% rate. did you read that on a flier or soemthing? it might be fixed for 6 motnhs but thats it.. might as well look at the 1% flyers too.. No way are you getting a fixed rate loan for 4% for more than 6 months. Send me the note and HUD paperwork after you clsoe and i will send you my left testicle.

Well I don't believe it. It doesn't sound like a fixed rate mortgage to me, unless you are buying down the points. I would look into this a bit more. There are a lot of crooks in the mortgage business. Many of them do not have to be licensed. Be careful.

That's a great rate - almost too good, I'd read the fine print very carefully to see if there's up-front fees/points that change the effective rate a lot.

If you can really get 4%, I'd take it for as long as I could get. You can do better than that on CD's with the extra money you wouldn't pay the mortgage company.
