I have a 4/2.5 bath home (1352sq ft. not including the Florida room) I want to rent but I'm not sure if I'll be charging too much or too little considering I want the tenant to to provide and upkeep their own appliances. Tenant will also be responsible for repairs needed to the property during their term of lease. I want to only be responsible for repairing the things that may make the premises uninhabitable if not repaired. I live on the Southside of Jacksonville, FL in a good area close to schools, restaurants, and shopping plazas. Also about 15 minutes from the beach and 5-8 minutes from the mall. What do you think about the price? |

and
"I want the tenant to to provide and upkeep their own appliances."
It is not legal to require repairs from the tenant. It is your property, you repair it.
You have to supply cooking appliances. You do not have to supply a frid and washer/dryer though. You can not require anything to be installed (no expecting htem to buy a dishwasher for the place). FL also requires the landlord to provide A/C.
You need to research what you can and can not do or you are going to find yourself in serious trouble. |

I cannot provide specifics about the area, however, I would recommend that you charge a premium for your house so that you get good renters and can afford to maintain the house should your renters fail to meet their commitments.
Too often, owners end up with marginal renters who can barely afford the property and are likely to trash the place, fail to make the last monthly payments and then disappear on you. By charging a premium, you can help assure that you attract more affluent renters. You can highlight some advantages of the location that may justify the higher rate.
It's always easier to drop the rent than it is to increase it. |

Im in Miami, FL and prices here are outrageous. Considering what you are offering for the price, I'd say it's reasonable.
My boyfriend and I are in a 1/1 apartment in West Kendall, Miami and we pay 960 which only includes maintenance and water. No electric. |

Tenants customarily maintain the appliances, but you DON'T want them doing repairs, as they may be completely inept or may hire inept people that cause more damage than they fix. You don't want them doing anything beyond changing light bulbs and filters.
You should not ask a world-wide audience that has little or no experience in your area for dollar amounts. You can begin by calling all the neighborhood "for rent" numbers and pretend to be an applicant and see what they say. |

so the house has 4 2.5 baths? the House is in Florida... 875 is a bit pricey, but hey, its Florida, and its a big house by the sounds of it... so, yea, that seems fair.
maybe drop to like 700 if the leaser has to pay for electric water, and heat, and all other appliances.. Most likely its not going to be some college kids, they will prob be adults, or elderly people
