Is It ok to Tag Along With a House Inspector While He/She Is Inspecting Your Future House?
Buying a house and need an inspection. (Cincinnati, Ohio) A friend said that their house inspector did not want them to be there because he might get distracted.

Is that the norm.? Or will most let you come along on the tour?

Sounds like your friend had a bad inspector, which can happen. I'm in Ohio and the problem here is that anyone who is licensed in any of the major trades can be a "home inspector." That leads to a lot of bad inspections.

Make sure your inspector is a member of a national organization of home inspectors. Make sure he has errors and omissions insurance, which means that if he makes a mistake or overlooks something major you have some recourse.

Any inspector who isn't comfortable with you being there on the day of the inspection should be kicked to the curb. So what if you might "slow him down?" You're paying the bill, after all. You should also ask any and all questions while you're there. He should then present you with a written report with pictures, and after repairs are made by the seller he should be willing to go back and check the repairs as part of the price of the inspection.

There are home inspectors out there who are good, and there are a lot who are bad. Check them out on Angie's List and with the above criteria. If you don't feel comfortable with an inspector for any reason don't hire him, or fire him. You have several days to have as many inspections as you want to, so use those days wisely.

Most inspectors insist that you be there! If the home inspector tells you NOT to come, something's not kosher. Get a new home inspector, pronto!

Absolutely go! We just bought our first home and went for our inspection - our agent recommended it. Some inspectors don't want you there because you might get in the way. Just tag along and stay out of the way. He can point things out as he goes when finds things that may be a problem and you don't have to worry about trying to interpret a written report.

Just be sure to not get in their way!

Of course, you're paying for it. Make it a condition of hiring him. Take notes and ask your questions after the inspection is finished.

Absolutely OK to tag along, just wait till he's finished before asking too many questions.
Remember, you are paying for the inspection, you every right to make sure he does a thorough job

Of course it is! We are closing on our house next week and we went to the inspection. Our inspector was great he gave us advice and showed us the things that needed to be fixed. Then he sent us the written report and went over it on the phone with us too! I couldn't have asked for a better inspector. I feel way more secure being able to know and understand things up front. This will probably be one if not the biggest purchases of your life, make sure you get it done right! If my inspector didn't want me to go I would have hired someone else!

Yes, it is alright. If you have an inspector who doesn't want you to follow then what is he hiding from you.
You have to see what the inspector sees.

I worked in the building trade as a customer service rep for new homes that were built and first time buyers moved in. We did our own inspection with the home owners, but at the same time some hired their own private inspector.

They are building houses so fast anymore, you need to go just to make sure your hired inspector doesn't make something up, so he or she looks like they are doing their job.

Of course there is no such thing as a perfect house, and any inspector can tear a new house apart, if they want to just based on workmanship.

So I hope you enjoy your new home, and don't be afraid to tell the inspector that you would like to learn what he knows so that way you will be a more learned home buyer when it comes to new homes, so that way you can share your new lessons on what to look for, for your friends that might want to buy just on your recommendation.

Be careful of housing inspectors,, some are good,, some are real jerks,,,, Have one in this area that did inspections and bragged about saving more money for the home buyer than his fee on every inspection.. His inspections would run 20 pages, and go to the point of Seeing if the windows are dirty. But when something is a big extra he will ignore it and even with pella windows will find problems..

If he seems too insistent on Micky mouse things, he will miss the big ones... Let me tell ya.. They also try to act like know it alls, when in all actuality may never have been in the building trades.

I don't know what you can add to an inspection by you going along with the inspector. If you have a trained eye for finding things that don't work or that are in need of repair why hire an inspector?

I don't really think that a professional home inspector will be distracted by someone tagging along, I do question why you are there and what do you contribute by being there.

Have we reached the point where we trust no one and want or have to do everything ourselves?

I personally would not go to a tag along with an inspector , because I talk a lot and by him/her talking to me he just might miss something along the way.

If he miss something he might say that had you not been there I would have caught it, but with you there I did not, therefore I am not liable.

If you think you can add something to the inspection by all means go along. If you don't think you can add anything why go?

You can be doing a lot of other things like getting a Good Faith Estimate from the closing agent to see if any additional fees and points have been added to your closing cost.

You may also find out when the keys will be turned over to you providing you approve of the inspection or there are no serious problems with the inspection.

I find that when someone recommend I do something they are mostly trying to divert my attention to other things that I might find important.
