Is There A Mortgage Available For Someone Like Me?
Here is the situation: I am currently living at home with parents. I am not a home owner and I do not have my own property. I am looking to get my foot on the property ladder and purchase my first property hopefully around feb/march HOWEVER I am not looking to move into the property myself but I am looking to place the property on rent while I continue to live at home.

Would there be a mortgage for my situation?

The impression that I have received is that one is only allowed to start renting property if they already have a property.

You can purchase a rental property WITHOUT having owned other real estate. I'm 100% sure of this.

HOWEVER!!, if you move forward with purchasing and continue to live at home, this property will need to be purchased as an investment property.

This means that you will not be able to use any problems for 1st time buyers.

Investment property usually require at least 20% down (vs 3% for FHA).

For buy to let you will need a minimum of 25% deposit. You will pay up to 3% higher interest. You will have loads of hassle. You will have lots of tax to pay. It is the most troublesome market place out there at the moment.
My advice would be "don't do it"

No, you aren't required to already have a property to own rental property. But lender's rules are different for rental property than they are for a home you will live in. Talk to your bank and ask what the requirements are. Unless you have a substantial down payment and a good credit history, you aren't likely to get a loan for the rental property.

Of course you can, get a buy to let mortgage...you'll need a 30% deposit though...usually people buy themselves a house first, but there's no reason why you cant do it the other way around.

It is a buy to let mortgage. I think I am correct but if you got a normal mortgage and live in the property for a year you can then rent it out without being penalised. You need to speak to a mortgage advisor though
