Wells Fargo is a good mortgage company and they do have programs for damaged credit/low income/no downpayment. Check with the branch or website and they will point you in the right direction. |

wells Fargo is a very good company but its a Bank.It has only their loans.They will look for good credit.My suggestion is to use a Mortgage Broker and not a Banker or Bank.Mortgage broker has over 20-30 lenders who are whole sale and he can choose the best lender for you with best rate and a lender who can do yr loan without good credit.Credit score over 700+ is great.less then 620 is called subprime rate.Yr rate will be high if yr score is less then 500.
www.bankrate.com is a good site to compare rates but be carefull as many lenders can give you low rate but very high closing costs like $8000.You need to ask for "good faith estimate" from any lender which gives yr rate,all the closing costs.This esitimate wil have the lender fees,title company fees, and govt fees.Also choose a lender/loan officer with whome you can meet him in person and talk one on one.Dont use internet lender where you need to call 1-800 no.

good luck getting a loan, failing that if the need is there and the check book is hefty enough look in your paper for owner financed homes. Use this as a way to get a home and make sure you stay on top of your payments. After about 12 months you should have enough credit sources to get a new loan (with lower payments and all that). Yes, they are good. You will probably have to document your rental history, and show that you pay other bills on time.
Also try to look for your local housing finance agency or housing development agency. They usually have assistance for first time homebuyers.

It is a bank and they do a lot of residential mortgage lending. It's a good company. I don't know if they approve if you don't have credit though. |

I am a loan officer and work with roughly 150 lenders nation wide. When you say you have no credit do you mean you have no credit file or just low scores? I have programs for both types of scenarios as well as everything in between.
To the poster about Bank Rate... My company advertises on BR... I actually got shopped by them two days ago and passed since I quoted what we advertise however I was HAPPY as all heck to see them policing their site; to many scammers in our business. But I digress...

First, Wells Fargo is a huge company. The experience you may have in your area may be different from someone else's in another area. The Mortgage division of Wells Fargo is only as good as the local loan originator you are dealing with. Being a large company they have some advantages over smaller companies, but for the same reason they may not be as quick on their feet as a smaller, more creative mortgage firm. Bottom line is, check with more than one place and compare products, expertise and closing costs before you decide who to give your business to. |

I have just got one myself & I went thru American Home Mortgage out of Ky. It's at a fixed rate at 7% intrest it's a FHA loan they where great & after deal was done they did sale to Wells Forgo but none of the terms can be changed after sale was made cause of it being a fixed rate so do make sure in what ever direc. you go to get a fixed rate |
