Is a 4-bedroom house bettter than a 3-bedroom one?
I'm looking for a house with the aim of selling it in about 7 - 10 years time. At the area I'm looking at, there are some 4-bedroom houses which is priced similarly as a 3-bedroom one. Could you tell me the taste of people nowadays? Does a family normally prefer buying a 4-bedroom house?

It all depends on how the rest of the house is set up. It would be awkward to have a 4 bedroom house with only one bathroom. If the bedrooms are on different floors it could be unappealing to a family with small children. However, a 4th bedroom could be ideal for someone to use as an office. Or, the 4th bedroom could be turned into something else entirely depending on hopw much you are willing to spend in renovations. Some people use a spare bedroom to add space to another bedroom, bathroom or closet. Check out how the house is layed out and what is comparable in that market.

The more bedrooms the better... rooms can be used as studies, home offices, pet rooms, as well as bedrooms. If they are similarly priced, go for it!

Is their a difference in neighborhood quality, square footage, a family room in one, something that offsets the 4th bedroom in the 3 bedroom house? You could make the 4th bedroom a home office. This is a popular item now or it could be a guest room or sewing room or, as in my now childless house, the room for his and hers computers.

probably a 4 bed is better than a 3 bed.You can always have the extra 4th bedroom done up as an office or study or whatever.

You need to be careful & not fall into the "bigger is better" mentality trap.

Sure, a 4 bedder for the same price as a 3 might seem like a bargain however you need to consider the size of the block the house is on, the area, what amenities are close by & also the condition of the house.

A run down 4 bedroom house in a bad neighbourhood on a tiny block would not be a good investment unless you know that the area is slated for redevelopment. A three bedroom in good condition on a good sized block in a better neighbourhood would make a more sound investment as families do not want to move into bad neighbourhoods.

My hubby & I bought our first home & it wasn't flash. It is a small 2 to 3 bedroom home on a HUGE block in an area that is set to go ahead in the next 3 to 5 years. We paid a lot less for it just 6 months ago than we could get for it now so we are already ahead.

By contrast, my brother bought a massive 5 bedroom place on a miniature block in an area with no amenities (no shopping centres, no schools, nowheer for kids to play - basically just surrounded by multitudes of other houses & office blocks) & the price has remained the same for 5 years.

i would go for the 4 bedroom that way if whoever buys it doesnt need the 4 beroom they would have an extra room for computer,playroom,sewing room .personally i would love to have the extra room.most ppl would.go for the 4 bedroom if nothing else fix one room with built in shelves and stuff that way down the line they get a home office or playroom or hobby room

if they are similar prices then i would buy the 4bed house, i live in a 4 bed house,and i know people who live in 3 bed houses and have paid the same.

Don't worry so much about number of bedrooms, think more about the size of the rooms and the ratio of bedrooms to bathrooms. More and more people prefer en suites and at least two WCs.

What buyers and renters dislike is seeing a house or flat described as 4 bed, and then find the 4th bedroom is tiny. Better to turn that 4th bedroom into an en suite for one of the bedrooms.

A four bedroom is usually priced in a higher price range. If you can afford a four bedroom and are looking to make a return in the future to reinvest I would go with a four bedroom. Here is a good example. Our old house was a two/three bedroom that we bought five years ago for 240 thousand and was appraised at 350 five years later, (a little over 100 grand). Our next door neighbor bought her house the same month as we bought ours. Hers is a full sized three bedroom for 299 and her house is worth atleast 500 now (just by spending 50,000 more five years ago we could have profited twice as much). It is somewhat exponential. By spending a little more now for more bedrooms and bathrooms will make a difference in seven years.

I personally think yo will hit a wider audience when you sell this house if you buy a three bedroom property. If people are skint they can sacrifice a bedroom for bunk beds............

People buy what they need and what they can afford. Some may consider an extra room so they don't have to move if their family size is increased in future.

families normaly look for a 3 bedroom house, only oversized families look for a 4 bedroom , but 3 is more common , and easier to sell on todays market

A 4 bedroomed house would be the better choice, families would be interested if they are a large family or if they want a room to use as something like a guest room, study, home office, playroom etc. If the 4 bed house is the same price as the 3 bed house, you will also get a bigger profit from a 4 bed house as there are far fewer 4 bed houses than there are 3 bed houses.
