I do not even do that most of the time. I drop by, ask to come in. You are allowed to say no if you were not told in advance. But, your landlord told you, he is free to come by and inspect his property. |

Answerer Ben for being a judge, is an idiot. And obviously not a judge or he would know better.
Any landlord in any state can give a tenant proper notice and inspect the inside and outside of his property. Especially after 3 yrs. I legally do mine every 6 months. Why? Because I have to answer to city inspectors and make sure my houses are up to code every year.
"He doesnt like us". Why? Are you bad tenants? Complainers? Dont pay your rent on time? Trust me, if he didnt "like" you, you would NOT be living in his home. The fact that you have been there 3 yrs gives me the impression you are looking for a reason for him not to come into the home. Its suspicious to say the least.
Get over it. He gave you notice and he's coming. Nothing you can do about it because you dont have to be home for him to come in. He has keys. And if you have changed the locks on him, I would say get ready to move, because that is a no no. All landlords legally must have keys to their properties. |

Actually, I have had a landlord drop in on me unannounced in my home before. It was so rude, I was asleep in lingerie and she came in there in my bedroom and looked right at me. Oh, my nerves was so bad, I had to call someone to calm me down. Anyway, tenants have rights. What she did to me was illegal and I let them know that. However, I am not sure if what your landlord is doing is illegal because he/she might just be checking on the condition of the property for pest or damage. Good luck. |

A landlord must be given reasonable access, though he must not abuse it. Once in 3 years is hardly hassling you.
He needs to be granted access for various reasons, eg maintenance, inspection etc, but he must ask you first, and not let himself in. |

(a) to make needed repairs
(b) to show it to prospective renters
(c) in accordance with your lease (check the language to be sure)
A landlord cannot enter just to check up on the tenant.
These are basic guidelines; laws can vary by state. |

Disregard all the prior answers, most of which say yes with prior notice. This is a matter of contract, so it depends entirely on what your contract (lease) says. If this lease permits it, then yes, on whatever terms the lease provides, which is ususally "reasonable notice" and/or in the event of emergency. If not, then no, it's your home until you move out voluntarily or are legally dispossessed (evicted).
Read your contract. It should answer your question.

OK, I'm a Phi Beta Kappa undergraduate, honor graduate of a top law school, and chief judge of my court -- and I've been a landlord for over 20 years. So Kimmamarie calls me an idiot, and purports to be an authority on the law of "every state." Do you suppose he/she is really that brilliant, or is rather giving you lame advice?
I'm not going to rule out that some jurisdiction may have a statutory provision that allows landlord inspection outside of contract, but I've never seen one, and it would be rare. In the absence of that, it is a matter of contract. |
