Atlanta29 | Is a landlord required to tell you if someone died in the house that you are thinking about renting? |
Is a landlord required to tell you if someone died in the house that you are thinking about renting? I live in GA and when we looked at a house The londlord said the last person that lived their died in a hospital. Turns out neighbor saw the body of the person leave in a hurst. Pretty sure the spirit is still there. I am just wondering if the landlord is required to disclose that information if someone asks. Additional Details I know you can't go around and flatten every house someone died in. I was just wondering if they should tell you if you ask. Guess it's like carfacts for cars maybe they need housefacts. You can find out sooner or later. |

The landlord is not required to tell you that anyone died in the premises unless asked directly by you, at which time the landlord is expected to tell the truth in his response to you.
Real estate/tenancy laws do not recognize 'spirits' as any sort of defect in the property involved, so there is no requirement to disclose such.
If your religious beliefs are such that the potential presence of a 'spirit' are an issue, I would advise you to seek other facilities for rental. |

Like they said no! I lived in a house where a man had died in it. I never heard anything strange there. I have heard stories but I have not seen or heard a ghost ever! Good luck! |

No they don't have to tell you. What if someone died in the house before they bought and they didn't know. Even if they did know they don't have to tell you. |

Absent a local statute, no. There are many, many houses where someone has died. In most houses older than 50 years, I would say that someone has probably died at some point.
Some jurisdictions are requiring notification of murder, violent crime, etc. but I have never heard of one requiring notification of ANY death. |

No I dont think they HAVE to disclose if someone died in the house or not. But i believe you can get information on it somewhere. I'm just not sure how. Its the same with houses! |

I would call the Georgia Board of Realtors. They would have the current legal disclosures because agents must be constantly informed of changing legislation.
A landlord, however, is not always the owner of the house and may not have this information. Neighbors, especially long term ones, know everyone. If this is a concern, don't be afraid of asking them for advice. |

not really, i mean if they died of natural causes u should have nothing to worry about. if they were nurdered then yeah they should've told you for ur own safety. i dont think they are required its more of a courtesy.
have a priest bless the house if your afraid of spirits or burn some sage and open all the windows, that gets rid of anythign lurking around! |

get a ghostbuster to drain the spirits out! Also there is a possibility that spirits from neighborhood also wander around the house. So beware of houses where somebody might have died |

We bought a home just about a year ago and I asked the realtor the same question. By law, they are not *required* to tell you, but they are if you ask. |
