Unfortunately, some consider them showpiece furniture. I've seen a lot of un-played baby grands placed in parlors strictly for show. They should be played. In your case I would have the instrument appraised individually and proceed from there.

lol good question you best discuss it with the buyers or the seller and get the agreement as to what it is in writing. I've been known to leave pizza on my piano so because of that maybe it can be considered a table sometimes. I don't know how to play it I bought it for pretty and because it was an antique maybe it can be considered art. My ex use to play it but she didnt want it and it was included in my settlement agreement as an asset. My daughter's cat is always playing on it or in it so maybe it can be considered a toy. I guess what Im trying to say is what we think it is and what others think it is can be two completely different things so get a meeting of the minds in writing I've seen more trivial things blow up at closing and screw everything up.

If the person can play it, it's an instrument. If they can't its a very expensive decorative piece that is going to waste.

No easy answer here. A piano can be considered furniture. If you have already signed the contract, it is going to be tough. A Steinway Grand can be as high as $30,000. No one is going to leave it behind. A lot depends on the representation, your words against their words and those of the agents.

On the other hand, if the contract has not been signed, the smart way for the Realtors is to list every piece of furniture that stays with the sale. That way, there will be no question raised at closing.

Not sure if you are the buyer or seller, but I have never seen a home for sale that included ALL furniture.
