Matt | Is a pool desirable in looking for a new house? |
I always thought that having an inground pool was a good thing and would up the resale value of a home. I recently saw an episode of "double agents" on tv where a couple was having trouble selling their home and the agents said it was because they had an inground pool, which is often a huge turnoff for buyers with young children. Any truth to this? I know a lot of people have them, but i live in the north east where it seems a bit more of a luxury since we can only use them about 7 months out of the year max. |

They are right. Pools can also be a turn-off because they are so much work and because they involve lots of liability issues (i.e. potential lawsuits for injuries, level of supervision required, etc.) |

I don't know for sure, but it makes sense to me. It limits the customizablity of the back yard, since a large portion of it is being taken up by a perminant fixture to the lot. Plus, one would think, young children drown more often in in-ground pools than above-ground pools. |

Yes, I am afraid this may be true in many cases. I am a real estate agent in S.C. Most people that I have seen for one reason just doesn't want the hassell and expense of keeping up a pool. Most neighborhoods around here have them any way and it is much more appealing and less costly. Not to mention the safety hazards they are for children. Just put it this way, I would never suggest putting in a pool to increase the value of a home. |

The book Freakonomics explains that many many more children drown in backyard pools than are killed by guns. So pools are a danger.
We had a pool growing up, and it is a hassle. Cleaning, filtering, chemicals, vacuuming, etc. Many people just don't swim enough to make it worth the additional cost and loss of the backyard.
Furthermore, it really depends on where the house is. If it's in the south, a pool can be used a lot more than if it's in Minnesota or Maine. |

Too much to worry about! My aunt's inground pool had a major crack in it, and it cost a massive amount of money to fix it ($20,000!). You must provide an extremely secure locked fence around it, and even then kids will try to sneak in because there is something seductive about a body of water. If you have the room, why not add a small putting green or sport court, which can provide entertainment without the headaches! |

If you want to have a home with a pool then it is a good idea to buy a house with a pool. The pool doesn't add as much value to the property being sold as the cost of putting one in. The cost of installing a pool may be $30,000.00 plus the cost of added poolside features, fencing and gates that are legal for sites that have pools. You total cost for pool might be $40,000.00 or more while the added value to the sale price of the home might be $5,000.00 to $10,000.00.
Some people would buy a house because it does have a pool and that is the feature they like the most.
Everything varies as to peoples tastes. Some people like to be outside and entertain outside. BBQ, sunbathing, sitting in a spa, swimming. Others don't want to entertain or maintain they want to travel, dine out, watch TV, go out to a movie. Some people put in a pool even though they have a community pool.
In either case of pool or no pool people should teach their children how to swim at an early age. Children have drowned going across pond bridges or balancing on the walls, logs or rocks around ponds, rivers and lakes.
It is always a good thing to have a home inspection pool or no pool. Even though people legally have to declare defects you would be surprised what they seem to "forget". Home buyers insurance can be a good thing too.. |

From experience. No. The seller will never tell you how much time and trouble it is to take care of it. If you can afford a professional pool cleaner.. once a week...then go for it. The chemicals alone price most people out of having a pool. I know...been there..done that. Enjoy it...if you can afford it.
BTW even the pool cleaner will tell you the PH is off. It always is. Watch your bills.. they will bear me out. |

having a pool can be a bad thing because sometimes home buyers don't want to deal with the hassles of having a pool and when it's in ground, there's nothing they can do about it!! so there is some truth in what you have heard.. |
