what it does effect is the potential to sell. some people (especially with families with young kids) prefer to have a bath.
if you can have both shower and bath fitted, your property will appeal to more buyers. |

Although people are fond of showers for the speed they deliver they also like a bath for a soak!
Leave your bath in and add a shower if necessary. Taking out the bath would be a real downfall for the sale of your property.
People want as much for their money as they can get and the way the property market is at the moment if they look at your house chances are they will be looking at others and that could lose you a sale. A bath is a massive thing also if they have any children. |

not actually the kitchen or bathroom itself that sell them but if a prospective buyer has seen 2 or 3 properties and is deciding between them, then its more likely he/she will have the kitchen and bathroom in his/her thoughts!!

As a potential buyer, I'd look for location and price. Whether the property has a bathroom or not does not bother me. I would say it won't affect the price of the property. |

I have a seperate shower which i use once or twice everyday and use my bath prob once or twice a month, but I would never rent or buy a house without a bath!!!
Its better to have the option of both, ie if space is an issue get a bath with a shower fitment over!
A property without a bath isnt necessarily worth less, but it may take longer to sell. |
