Is a propery worth more or less by removing the bath?

L
it shouldnt make a difference on the value as long as the bathroom is in good working and decorative order.

what it does effect is the potential to sell. some people (especially with families with young kids) prefer to have a bath.

if you can have both shower and bath fitted, your property will appeal to more buyers.

dissertation_queen
A nice bath adds value. I would never remove it!

Medium Dave
Depends if you're selling to a Frenchman, who would most likely regard it as a waste of space.

Emma L
Although people are fond of showers for the speed they deliver they also like a bath for a soak!

Leave your bath in and add a shower if necessary. Taking out the bath would be a real downfall for the sale of your property.

People want as much for their money as they can get and the way the property market is at the moment if they look at your house chances are they will be looking at others and that could lose you a sale. A bath is a massive thing also if they have any children.

If your intending on selling then always leave a bath as some people will always want one.

If your not selling do as best suits you.

TATRAFAN
It doesn`t make any difference at all in Lancashire.

kitchens and bathrooms sell houses!!!!!!!!!!!!!!!!

not actually the kitchen or bathroom itself that sell them but if a prospective buyer has seen 2 or 3 properties and is deciding between them, then its more likely he/she will have the kitchen and bathroom in his/her thoughts!!
fact!

L1LVN
As a potential buyer, I'd look for location and price. Whether the property has a bathroom or not does not bother me. I would say it won't affect the price of the property.

leambi
Depends on the market that you would be trying to sell your house to.

goshme142
its worth less, and its worth more when looked after to baby xx

Outspoken but Honest
The worst thing I ever done Now when I need a relaxing soak I have to drive over to my mothers house!

Vicky A
I have a seperate shower which i use once or twice everyday and use my bath prob once or twice a month, but I would never rent or buy a house without a bath!!!

Its better to have the option of both, ie if space is an issue get a bath with a shower fitment over!

A property without a bath isnt necessarily worth less, but it may take longer to sell.

The value of the property probably wouldn't change.

When you come to sell, the lack of a bath may put some people off buying the property.

If you replace the bath with a stylish shower then the property price should go up.
