Is an offer of $80,000 to low for this house?
It's in a small town in central IL, it started at $105,000 but has been on the market since March (and from what I heard it was on the market last fall but was taken off over the winter. Right now it's listed at 99,900. It's SMALL and she's taking most appliances. Here's the link to the house: http://www.openthehome.com/detail.php?mls=2080931

Apparently the seller needs to move to another town for work, so maybe she's desperate to sell. Homes are for sale ALL over this area, every where you turn, so she's got some competition too.

I would highly recommend connecting with a Realtor in your area that can help advise you to where the comps are. If you are planning to move into the house for a long time then it seems like a safe bet to buy it. However make sure you consult a real estate agent to give you the sale comps in the area. Bidding on speculation should be left to investors. Buying to live in has a different set of rules. Consult an agent to take a look at the house and walk through it. If it fits your needs run the comps. If you like the house make a good offer in line with comparable homes. If you don't like the house move onto another house. You can also write into the offer to keep the appliances or a seller concession for you to get new appliances. hope this helps.

Mellow--you can have your realtor look at comps in the area to get a "fair" price. Trusthfully it's all going to depend on the sellers circumstances-if the seller needs to sell and wants to FAST he/she might be willing to accept the offer. Look at the total package--how soon are you willing to close? If 30 days you will be saving them another mortgate payment. If you are paying your own closing costs and ready to move quickly it might be worth it simply to avoid the headache. All they can say is NO. If you WANT this house and KNOW that it's what you want then go for it!

Offer $80K...you can always raise it a little in a counter offer if the owner doesn't accept your first offer. It's a cute place and good investment opportunity. Be sure to get an inspection (independent of the bank inspection)

I think that sounds about right actually.

They have said the prices are planning on going down another 20%, so if it is listed for around $100,000, then the $80,000 makes sense.

well it never hurts to try, and maybe u can meet in the middle. if my area a house that low you would have to be doing a lot of work to fix it up, but then again that is northern va,

so yea i think you sould figur out the highest you want to go and offer 7.5% less than that. But really take a shot at 80 and go from there, and good luck :)

it depends on what state your in and which state your going to ...if your going to new york you wouldnt afford a house... but if you go down south its cheaper...i think you should sell for at least 200,000

$80,000 offer might quite possibly be rejected immediately and the buyer quite possibly be insulted. It's a very cute well organized house, with wood floors and is tasteful. You'd be better off offering $90K and going from there.
