I have resigned myself that until I am earning a LOT more money I am not getting any where near. I think our attitude to property is all wrong. Not being a home owner doesnt carry the same stigma it does here than in other parts of the world. We should affordable council housing that people are proud to live in where neighbourhoods are nice place to live. Instead of a shortage a surplus of housing and a change to the psyche of people that a house is a place to live not an investment to sell on |

I've done my research first. I am only 22 years old, but did manage to get pre-approved, due to my income, credit score, and length of employment. I agree it is difficult to save, but you can also try to get an FHA loan, with only 3% down, which some mortgage companies STILL DO roll into the loan..not only that, but they may roll in the closing costs too..It is STILL Possible. Do your research and look around. Currently, my rent is due to go up in July to $1125. A mortgage for a home I want, to include taxes and insurance is $1263...very doable.. |

We struggled and struggled and are now FINALLY going through the final phases of sorting out the mortgage. (Should be our house by the end of the month).
My fiance is Australian so it made it incredibly difficult to get on the property ladder, no one would even consider giving us a mortgage because he is only on a visa and then when we finally did get a yes, they wanted a 25% deposit!
So just think yourself lucky! At least you probably wont have to pay as a big a deposit as we did. |

I'm struggling to get off the ladder!
You say that renting is 'dead money', but I don't think you have thought about it. Yes you are paying out, and at the end of it you don't own anything, but if you owned a house you would be paying a mortgage and mortgages at the moment aren't very good value - i.e. the amount you pay in interest is much higher. I think you'd probably find that the interest amount payable on a house the same size as your current place would be more than the rental amount you pay. |

Where do you live? Check for any local grants. In Jamestown NY, I have a client that is using a grant that will pay the down payment. Then they are getting an FHA loan. At closing they will have about 1-2k out of pocket, possibly less.
Jamestown market is admittedly suppressed. However Check with Realtors in your area. Ask about programs for first time buyers. |
